240 Willoughby Street Nears Topping Out in Fort Greene, Brooklyn

Construction is nearing topping out on 240 Willoughby Street, a 30-story residential building in Fort Greene, Brooklyn. Designed by Fischer Rasmussen Whitefield Architects and developed by Rabsky Group, which purchased the property for $95 million in 2019, the structure will yield 300 rental units with 147 dedicated to affordable housing. 240 Willoughby LLC is the owner and Galaxy Developers is the general contractor for the project, which directly abuts an existing 21-story apartment building and is bound by Willoughby Street to the north, the Brooklyn Hospital Center to the south, Fort Greene Park to the east, and Ashland Place to the west.

City Officials Approve Financial Incentives for Ludlow Point at 150 Downing Street in Yonkers

The Yonkers Industrial Development Agency has approved a financial incentives package for Ginsburg Development Companies to complete Ludlow Point, a new, multi-phase rental property. Located at 150 Downing Street near Yonkers‘ waterfront edge, the first phase of development includes a seven-story building with 208 apartments and a 229-vehicle parking garage on two lower levels.

The affordable housing lottery has launched for The Reserve, a 12-story mixed-use building at 212 East 125th Street in East Harlem, Manhattan. Designed by ND Design and Architecture and developed by The Hakimian Organization, the structure yields 45 residences. Available on NYC Housing Connect are 34 for residents at 80 to 130 percent of the area median income (AMI), ranging in eligible income from $53,898 to $187,330.

The Brooklyn Tower’s Exterior Nears Completion in Downtown Brooklyn

Exterior work is nearing completion on The Brooklyn Tower, a 1,066-foot residential supertall at 9 DeKalb Avenue in Downtown Brooklyn. Designed by SHoP Architects and developed and built by JDS Development, the 93-story skyscraper is the tallest structure in the outer boroughs and will yield 550 units designed by Gachot Studios with 150 condominiums, 120 affordable rentals, and 280 market-rate rentals, as well as a 100,000-square-foot retail podium incorporated into the landmarked Dime Savings Bank of Brooklyn. Douglas Elliman Development Marketing Group is the marketing, sales, and leasing agent for the residential component, Krista Ninivaggi of Woods Bagot is the amenity designer, and HMWhite is the landscape designer for the property, which is bound by Flatbush Avenue Extension to the northeast, Fleet Street to the northwest, DeKalb Avenue to the south, and the adjoining Dime Savings Bank to the west.

A rendering has been revealed for 138-45 Jamaica Avenue, a seven-story residential building in in Jamaica, Queens. Developed by ZD Jasper Realty, the structure will yield 81 apartments, retail space, and a parking garage. Thirty percent of the apartments will be designated as affordable housing.

Designed by Marvel Architects and developed by Jenel Management, the structure yields 327 residential units, as well as 71,844 square feet of commercial space and 22,054 square feet of retail space. Available on NYC Housing Connect are 89 units for residents at 80 to 130 percent of the area median income (AMI), ranging in eligible income from $50,812 to $215,150.

Alloy Block’s 100 Flatbush Avenue Nears Completion in Downtown Brooklyn

Exterior work is nearing completion on 100 Flatbush Avenue, a 44-story residential tower in the Alloy Block complex in Downtown Brooklyn. Designed and developed by Alloy Development, the 482-foot-tall, fully electric-powered structure will yield 441 rental units. Of these, 45 will be dedicated to affordable housing, developed in conjunction with the Fifth Avenue Committee. The five-building Alloy Block master plan will encompass 850 units with 200 permanently affordable apartments, 100,000 square feet of Class A office space, 50,000 square feet of retail space, 500 parking spaces for bikes, two Passive House public schools designed by Architecture Research Office, and space for a local cultural institution. Urban Atelier Group is the general contractor for the property, which is bound by Flatbush Avenue to the northeast, Third Avenue to the northwest, and State Street to the southwest.

625 Fulton Street Reaches The Halfway Mark in Downtown Brooklyn

Construction has reached the halfway mark on 625 Fulton Street, a 35-story mixed-use tower in Downtown Brooklyn. Designed by Fischer Rasmussen Whitefield Architects and developed by Rabsky Group with $450 million in construction financing from Madison Realty Capital, the 500-foot-tall structure will yield 1,098 residential units, 26,000 square feet of retail space, and an on-site parking garage for 250 vehicles. Galaxy Developers is the general contractor for the property, which is alternately addressed as 485 Hudson Avenue and bound by the 34-story 80 DeKalb Avenue to the north, Fulton Street to the south, Rockwell Place to the east, and Hudson Avenue to the west.
