Construction nears completion at 22-44 Jackson Avenue in Long Island City, Queens, a two-tower residential development on the plot of the famous 5Pointz graffiti warehouse. The 1.21-million-square-foot complex is designed by HTO Architects and developed by G&M Realty. Mojo Stumer Associates is designing the buildings’ interiors, which will feature artistic homages to the site’s past.
Construction is approaching the final floors at 52-41 Center Boulevard, a 475-foot-tall residential tower in the Hunters Point South Towers development in Hunters Point, Queens. Designed by ODA Architecture and developed by TF Cornerstone with SLCE Architects as the architect of record, the 46-story, 394-unit structure stands to the south of its rising sibling, 52-03 Center Boulevard, which will eventually stand 56 stories and 587 feet tall.
YIMBY has another set of illustrative renderings created by Siniaevart that showcase the three alternate conceptual building massings for 250 Water Street, a proposed skyscraper project from The Howard Hughes Corporation in the South Street Seaport District. Designed by Skidmore Owings & Merrill, the full-block development has the potential to use 700,000 square feet of unused air rights to achieve supertall status, which would make it the tallest structure in Lower Manhattan outside of the World Trade Center complex.
When it comes to new development in New York City, one of the most prolific and notable of the current firms in existence is The Durst Organization, which previously led the construction of One World Trade Center in a public-private partnership with The Port Authority. Today, YIMBY has a look at a new set of renderings for 250 Water Street, a mixed-use supertall proposed to rise in Lower Manhattan’s South Street Seaport District. The skyscraper is being designed by Skidmore Owings & Merrill and developed by The Howards Hughes Corporation, which purchased the land from Milstein Properties in 2018 for $180 million. There are several possible iterations for the building with a range of varying heights and designs, the tallest of which could stand 990 feet. Over 700,000 square feet of unused air rights from neighboring properties could be transferred and utilized for the development, and the images today were produced by Siniaevart using the diagrams and models that have already been released, and showcase the 880-foot version of the plans.
