Visiting Long Island City’s The Jackson with Developer Sam Charney and Architect Chris Fogarty

In April 2014 we interviewed developer Sam Charney of Charney Construction and Development. Among other things, he spoke about Long Island City’s 11-51 47th Avenue, now known as the Jackson. Since then, we have followed the building’s progress, starting when the site was cleared at the end of 2015 up until its recent topping-out. Eight-Story, 15-Unit Residential Project Rises to Fourth Floor at 42-83 Hunter Street, Long Island City

Construction is now four stories up on the eight-story, 15-unit residential project under development at 42-83 Hunter Street, in the Queens Plaza/Court Square section of Long Island City. Progress can be seen thanks to a photo posted to the YIMBY Forums. The latest building permits indicate the new building will measure 15,948 square feet and stand 81 feet in height to its roof. The residential units will be located on the ground through eighth floors and should average 822 square feet apiece. It’s unclear if the apartments will be rentals or condominiums. The Lions Group is the developer and Jon Yung’s Flushing-based MY Architect is the architect of record. Completion is expected in early 2017.

Façade in Progress at Recently Topped-Out, Nine-Story Dutch LIC at 25-19 43rd Avenue, Long Island City

The nine-story Dutch LIC at 25-19 43rd Avenue has been topped out within the past month and is starting to receive exterior cladding, as red brick climbs along its eastern façade. Even in its unfinished state, the 86-unit residential project leaves a distinctive mark in Long Island City’s booming Court Square district. The design by GF55 Partners appears conventional from many angles. The building is notable for its sharp-angled south corner, anchored by a heavy steel truss at the base. Both of the striking features were conceived as responses to a challenging site. The project is built by Ekstein Development, with EFT Skyline Construction LLC serving as the general contractor.

The 16-story apartment building at 41-21 28th Street, rising half a block north of Queens Plaza, appears ready to receive exterior cladding, as indicated by scaffolds that wrap the structure. The building had risen three stories when we last provided an update in April. After rising at a pace of two-and-a-half floors per month, it was topped-out in September. The project is developed by All Year Management and designed by architect Karl Fischer.
