Jamaica’s housing market is slowly recovering, and the latest sign of new growth comes in the form of a six-story apartment building planned at 153-11 90th Avenue, between Rufus King Park and Parsons Boulevard in downtown Jamaica.
Jamaica-based Pride Hospitality Group has filed applications for an 18-story, 283-unit hotel building at 149-03 Archer Avenue, in downtown Jamaica, located three blocks from the Jamaica LIRR station, JFK AirTrain and the E, J and Z subways at Sutphin Boulevard. The building will measuring 110,463 square feet, and hotel rooms will average 390 square feet. Jamaica-based Manish Savani is the architect of record, and an existing single-story auto-repair must first be demolished.
United American Land is currently redeveloping three buildings in Jamaica at 161-02, 160-08 and 160-16 Jamaica Avenue, two blocks from the E, J and Z trains’ stop at Jamaica Center/Parsons Boulevard. According to the New York Post, the structures will be connected and transformed into one four-story, 150,000 square feet commercial-retail building. Unfortunately, the 10-story building at No. 160-16 will be shortened to four stories, but No. 160-08 will retain its façade and expand by one story. Burlington Coat Factory is leasing 70,000 square feet on the upper floors, and opening is expected early in 2017. GreenbergFarrow is designing.
A year ago, YIMBY reported on permits for a mixed-use development at the northern edge of Jamaica, on a bustling swath of Hillside Avenue upzoned by the city in 2007. Despite the rezoning, the upzoned piece of downtown Jamaica didn’t see much market-rate development until recently. But construction is beginning to pick up again in the eastern Queens neighborhood, and we have renderings for that sizable project at 148-46 Hillside Avenue in Jamaica.
Just as BRP Companies gets ready to start construction on its big, mixed-use project, The Crossing at Jamaica Station, Able Management is working on plans for a 27-story Hilton Garden Inn at 93-43 Sutphin Boulevard, across the street from the Jamaica AirTrain and LIRR station. Now YIMBY has a new rendering for the Hilton, first revealed by DNAinfo last fall.
