Five-Story, 20,000-Square-Foot Mixed-Use Commercial Building Filed at 5501 New Utrecht Avenue, Borough Park

Yosef Streicher, doing business as an anonymous Brooklyn-based LLC, has filed applications for a five-story, 20,421-square-foot mixed-use commercial building at 5501 New Utrecht Avenue, in the heart of Borough Park. The ground floor will host 3,200 square feet of retail space, followed by a 171-child daycare center on the second and third floors, and medical offices on the fourth and fifth floors. Charles Mallea’s Brooklyn-based M Architecture is the architect of record. The irregularly-shaped, 3,351-square-foot lot, at the corner of 55th Street, is currently occupied by a single-story commercial building. Demolition permits haven’t yet been filed. The site is located directly below the 55th Street stop on the D train.

City Now Planning Public School Redevelopment at Landmarked Police Station, 4302 Fourth Avenue, Sunset Park

In January, developer Yosef Streicher disclosed preliminary plans to redevelop the long-vacant, three-story 68th Police Precinct Station House and Stable, an individual landmark at 4302 Fourth Avenue, located on the corner of 43rd Street in Sunset Park. The plan was for some sort of community facility, a café, and roughly 10 residential units. The New York City School Construction Authority (SCA) has since struck a deal with the developer to transform the property into an over 300-student public school, the Brooklyn Paper reported, which means the original plans are out the window. The SCA also disclosed the possibility and likelihood that the buildings could be demolished. Since the structures are an individual landmarks, that means the Landmarks Preservation Commission would have to approve its demolition (a highly unlikely event). The city could automatically demolish the landmark if the structures are deemed hazardous.

Mixed-Use Redevelopment Of Former Police Precinct Planned At 4302 Fourth Avenue, Sunset Park

Over the summer, Yosef Streicher purchased the dilapidated, three-story former police station at 4302 Fourth Avenue, in northern Sunset Park, for $6 million. Now, the owner plans to redevelop the castle-like structure into a community center and a café. According to the Brooklyn Daily, preliminary plans also call for a residential building with 10 units to be built behind the old Precinct on the vacant lot at 364 43rd Street. An architect has not yet been selected, but Ben Herzog is among the front-runners who may eventually design the project. The Brooklyn Daily Eagle has renderings of other designs for the proposed redevelopment, which will eventually have to be approved by the Landmarks Preservation Commission.

Three-Story Redevelopment Site At 4302 4th Avenue Purchased, Sunset Park

Earlier this year, the landmarked buildings at 4302 4th Avenue, in northern Sunset Park, were placed on the market as a development site, and now Yosef Streicher has purchased the property for $6 million, according to Commercial Observer. The dilapidating two- and three-story buildings, which amount to nearly 20,000 square feet, need to be gut-renovated, and 14,567 square feet of unused air rights can be used for an expansion. No plans have been disclosed, but changes to the facade would require approval from the LPC.
