Property owner Ai Zhu Lu, doing business as a anonymous Elmhurst-based LLC, has filed applications for a six-story, seven-unit mixed-use building at 54-21 Roosevelt Avenue, in Woodside. The project will measure 9,944 square feet. The ground floor will host 1,826 square feet of retail space, followed by 1,252 square feet of medical offices on the second floor. Residential units, averaging a rental-sized 655 square feet apiece, will be located on the third through sixth floors. Chang Hwa Tan’s Flushing-based architectural firm is the architect of record. The 23-foot-wide, 2,140-square-foot property is currently occupied by a two-story house. Demolition permits were filed in March. The 52nd Street stop on the 7 train is three blocks away.
Last November, YIMBY wrote about a dense residential enclave sprouting from a former no man’s land along Queens Boulevard, straddling the border of Woodside and Sunnyside. Today, a similar micro-hood is emerging amidst an equally neglected space on Queens Boulevard on the other end of Woodside. Here, three major pieces of infrastructure – Queens Boulevard, the Long Island Rail Road, and the Brooklyn-Queens Expressway – leave a star-shaped mark on the borough map as they cross over and under one another. The tripoint also joins Woodside with Elmhurst to the east and Maspeth to the south. When construction of the eight-story, 44-unit residential hotel at 65-15 Queens Boulevard is finished, it will be among the first of several similar projects set to redefine the busy junction.
St. Michael’s Cemetery, established in 1852 and located at 72-02 Astoria Boulevard in northern Woodside, has filed applications for a three-story, 39-foot-tall mausoleum at 23-25 49th Street. The new 18,859-square-foot structure will rise on a vacant 87,281-square-foot swath of land just south of the cemetery’s entrance. Portland, O.R.-based AVI Pradhan Architecture is the architect of record. The new mausoleum would be the cemetery’s tenth. St. Michael’s Cemetery encompasses roughly 88 acres on the land bound by the Brooklyn-Queens Expressway and the Grand Central Parkway in western Queens.
The New York City Taxi & Limousine Commission, with the Department of Design and Construction, is planning to rebuild their facility currently located at 24-55 Brooklyn Queens Expressway West, in northern Woodside. The plans call for renovating and expanding the existing single-story facility into a two-story structure, with the inspection garage on the ground floor and offices on the second, DNAinfo reported. The redeveloped building will also feature a parking garage, indoor and outdoor common areas, and green infrastructure. The current facility is in dire need of repairs because part of it was built on unstable ground. TEN Arquitectos is responsible for the design, and the city’s Public Design Commission is required to approve the project. Construction is tentatively scheduled to begin in August 2017, with completion in 2019.
Property owner Chang Lin Xue has filed applications for two four-story, three-unit residential buildings at 40-48 68th Street, in Woodside, located a block from the 69th Street stop on the 7 train. One building will measure 5,515 square feet, while the other will measure 5,749 square feet. In each, there will be full-floor units on the ground and second floors, followed by a single unit on the third and fourth floors. Across both buildings, the apartments should average a spacious 1,297 square feet apiece, indicative of condominiums. Xiohong Zhao’s Queens-based Ameriland Brook is the applicant of record. The 40-foot-wide lot is currently occupied by a three-story, multi-family house, and demolition permits were filed for it in February.
