Preparation Starts for 17-Story Extension of Pre-War Building at 24-16 Queens Plaza South, Long Island City

In formerly industrial Long Island City, most new developments start with a blank state. Some projects, such as the Dutch LIC, Factory House, and 42-14 Crescent Street pay homage to the district’s past via design cues. Other developments, such as 29-37 41st Avenue, 23-10 Queens Plaza South and 43-22 Queens Street, incorporate new towers alongside existing pre-war structures. The project at 24-16 Queens Plaza South takes preservation in a slightly different direction. There, Greystone Development reimagines the façade of the five-story, pre-war commercial building as the base for a new residential tower. The 22-story building at the foot of the Queensboro Bridge will be designed by the Midtown-based firm Woods Bagot. The ground level will be anchored by a 3,863-square-foot retail space, with 117 residential units to be stacked above. The existing property sat unused for some time, and construction scaffolds rose around its perimeter earlier this month.

120 Nassau Street

33-Story, 270-Unit Mixed-Use Building Reaches Seventh Floor at 120 Nassau Street, Downtown Brooklyn

Since it was entirely below-grade back in January, construction is now up to the seventh floor on the 33-story, 270-unit mixed-use building planned at 120 Nassau Street (a.k.a. 199 Jay Street), in Downtown Brooklyn. The latest photo is courtesy of Tectonic, who posted it to the Forums. The latest building permits indicate a 313,093-square-foot, 425-foot-tall structure is in the works. It will include retail space on the ground floor, office space on parts of the second through eighth floors, and residential units across the rest of the second through eighth floors, as well as the 10th through 32nd floors. The units should average 854 square feet apiece, indicative of rental apartments. A slew of amenities will accommodate the apartments. The Clarett Group is the developer and Woods Bagot is behind the architecture. Completion can probably be expected in 2017 or 2018.

Today, we have a fresh look at One Journal Square, which has also experienced a significant height bump. What was originally supposed to host two 50-odd story buildings will instead give rise to one tower of 56 floors, and another of 79 floors.

22-Story, 117-Unit Residential Project Now Planned At 24-16 Queens Plaza South, Long Island City

Back in July of 2014, YIMBY reported on applications for a 14-story residential building at 24-16 Queens Plaza South, in the Queens Plaza section of Long Island City, but now a new developer, Greystone Property Development, has acquired the site for $23 million. Greystone plans to add 17 stories to the existing five-story commercial building, Crain’s reports. The 22-story, 100,000-square-foot project will include 117 residential units and 3,836 square feet of ground-floor retail space, according to building permits approved back in December of 2015. The residential units would spread across 86,529 square feet of space for average units of 740 square feet apiece, indicative of rentals. Amenities include an outdoor pool, a gym, meeting rooms, and a roof terrace. Woods Bagot is designing. The developer has already secured $39 million in construction financing.
