Seven-Story, 95-Unit Mixed-Use Project Planned At 125 Metropolitan Avenue, Williamsburg

Over a year ago, YIMBY reported on filings for a seven-story, 75-unit residential and retail development at 84 North 3rd Street, in northern Williamsburg. Now, Hudson Companies has landed $47 million in loans to acquire the land and to fund their development, which spans 84-94 North 3rd Street and 112-125 Metropolitan Avenue. The project will actually be two buildings totaling 95 residential units, with 20% set aside for affordable housing, according to Commercial Observer. One building will be six stories and the other seven, and 15,000 square feet of ground-floor retail is expected. Marvel Architects is designing, and ABS Partners Real Estate owns a 50% stake in the property. Completion is slated for late 2017.


130 Harrison Avenue

Two Four-Story, Eight-Unit Residential Buildings Planned At 130 Harrison Avenue, Williamsburg

Brooklyn-based YS Realty has filed applications for two four-story, eight-unit residential buildings at 124-130 Harrison Avenue, in southern Williamsburg, two blocks from stops on the G train or the J/M trains to the north and east, respectively. Each building will measure 7,120 square feet, which means units will average 890 square feet. Charles Mallea’s Brooklyn-based M Architecture is the architect of record, and the site’s single-story predecessor was demolished back in 2005.

13-Story, 82-Unit Building Gets Cladding At 282 South 5th Street, Williamsburg

Over a year ago, YIMBY brought you a construction update on the 13-story, 82-rental-unit mixed-use building planned at 282 South 5th Street, in Williamsburg, when foundation work was underway. Today, the building is structurally complete and receiving the last bits of cladding, according to Brownstoner. The base will include 31,458 square feet of commercial space, in addition to 6,887 square feet of community facility space. Midwood Investment & Development is developing, Morris Adjmi is designing, and completion is expected next year.


526 Union Avenue

Six-Story, 37-Unit Residential Project Filed At 526 Union Avenue, Williamsburg

Alliance Private Capital Group has filed applications for a six-story, 37-unit residential building at 526 Union Avenue, in north Williamsburg, located four blocks north of the G train’s stop at Metropolitan Avenue. The building will measure 26,389 square feet, which translates into an average unit of 713 square feet, indicative of rentals. De-Jan Lu’s Manhattan-based architectural firm DJLU Architect filed for the permit, and the 10,000 square-foot lot is currently being used for parking. The developer picked up the plot for $9.6 million late last year.


653 Metropolitan Avenue

Six-Story, Eight-Unit Mixed-Use Building Planned At 653 Metropolitan Avenue, Williamsburg

Hua Yueh Li, operating under an anonymous business, has filed applications for a six-story, eight-unit mixed-use building at 653 Metropolitan Avenue, in central Williamsburg. The building will measure 10,815 square feet, which includes a 2,433 square-foot retail component on the ground floor. Residential units will begin on the second floor and average 1,040 square feet. Robert Lin’s Flushing-based A&T Engineering is the applicant of record, and an existing three-story townhouse must be demolished prior to construction.
