35-Story, 220-Unit Mixed-Use Tower Rises At 323 Tenth Avenue, West Chelsea

During the summer of 2015, renderings were revealed of Lalezarian Properties’ planned 35-story, 220-unit mixed-use tower under construction at 323 Tenth Avenue, between West 28th and 29th streets in West Chelsea. At the time, the ground floor of the tower was being constructed, and the developer’s two other 13-story buildings at 507 West 28th Street – with a combined additional 155 residential units – were close to topping out. Today, the larger structure is 25 stories above street level and the smaller 13-story components are nearly fully clad in glass. The photos are courtesy of Tectonic (h/t Curbed). The entire project will encompass 337,978 square feet, and rental units will average 779 square feet across all three buildings. There will also be a total 16,068 square feet of ground-floor retail space. Avinash K. Malhotra Architects is the design architect and completion is expected later this year.


601 West 26th Street

Ground-Floor Retail Planned In 20-Story Office Building At 601 West 26th Street, West Chelsea

RXR Realty is planning to convert the ground floor of the Starrett-Lehigh Building – a 20-story, 2.3-million square-foot office building at 601 West 26th Street, in West Chelsea – into 50,000 square feet of retail space. The building, built in 1931 and designed by Cory & Cory, is an individual landmark and sits within the West Chelsea Historic District, which means the Landmarks Preservation Commission must approve the plans. According to Crain’s, new retail will span the full length of Eleventh Avenue between West 26th and 27th Streets. Verizon previously occupied the ground and second floors of the property along Eleventh Avenue but agreed to relocate within the building. An architecture firm has not been selected, although construction is tentatively expected to begin next year.


522 West 29th Street

11-Story, 31-Unit Residential Project Rises At 522 West 29th Street, West Chelsea

Earlier this year, BBC News profiled Soo Chan, of Singapore-based SCDA Architects, which included news on his West Chelsea project at 522 West 29th Street, an 11-story, 31-unit luxury residential project. That building is now on the rise, courtesy of Tectonic, with concrete being poured for the third floor. According to BBC, 16 condominiums will feature private swimming pools, and a small 906 square-foot restaurant will be located on the ground floor. Siras Oriel Development is behind the project, and completion is expected towards the end of 2016.


551 West 21st Street

Construction Wraps Up On 551 West 21st Street, West Chelsea

YIMBY last checked in earlier this year on the 19-story, 44-unit residential building at 551 West 21st Street, in West Chelsea, when glass and white masonry were being installed, and now the building is wrapping up construction, with only the Juliet balconies to be fastened on, courtesy of Tectonic. Most of the exterior details have been completed, and interior work is likely in full swing. SR Capital is developing, Foster + Partners is the design architect, and Beyer Blinder Belle is the architect of record. Completion and move-ins are expected early next year.


517 West 29th Street

Redevelopment Of Six-Story Warehouse At 517 West 29th Street Planned, Chelsea

Six Sigma is in contract to purchase the six-story commercial building at 517-523 West 29th Street, in West Chelsea, for $54 million, and plans to redevelop the property. The existing building is being used as a self-storage facility and measures 55,000 square feet, although the site carries 19,000 square feet of unused development rights. The exact details on the redevelopment have not been disclosed, per The Real Deal.
