Four-Story, 11-Unit Residential Project Coming to 245 Schaefer Street, Bushwick

Brooklyn-based Urban View Realty has filed applications for a four-story, 11-unit residential building at 245 Schaefer Street, in eastern Bushwick, located five blocks from the Wilson Street stop on the L train. The structure will measure 5,000 square feet, according to the filings, although chances are that figure is not completely telling and is much larger. There will be two apartments per floor on the ground and second levels, followed by three apartments per floor on the next two levels. The fifth-floor penthouse level will host a single unit. Woody Chen’s Elmhurst-based Infocus Design & Planning is the architect of record. It will rise on a 25-foot-wide vacant portion of a larger lot which is occupied by a small townhouse.

Four-Story, Four-Unit Residential Building Planned At 399 Adelphi Street, Fort Greene

Brooklyn-based Urban View Realty has filed applications for a four-story, four-unit residential building at 399 Adelphi Street, in southern Fort Greene, located five blocks from the Lafayette Avenue stop on the C train. The structure will measure just 5,000 square feet and all of its residential units will have full-floor configurations. The fourth-floor penthouse units will feature, in addition, a fifth-floor penthouse level. The apartments will most likely be condominiums. Woody Chen’s Elmhurst-based Infocus Design & Planning is the architect of record. The project would rise on a 25-foot-wide vacant lot, although the plot of land is associated with the building next door and must first be subdivided.

A cluster of cemeteries at the eastern edge of Bushwick has marked the border of gentrified Brooklyn for years, but development in the area is starting to push that border closer to East New York. Urban View Realty has filed applications for a four-story, five-unit residential building at 230 Withers Street, in northern Williamsburg, located four blocks from the Graham Avenue stop on the L train. The structure will measure 5,717 square feet in total, which means units will average a spacious 1,143 square feet apiece. The unit on the fourth floor will also feature a fifth-floor penthouse, and Woody Chen’s Elmhurst-based Infocus Design & Planning is the applicant of record. An existing two-story townhouse must first be demolished.
