Upper East Side
After nearly a century of development, the MTA debuted phase one of its Second Avenue expansion in 2017. The surrounding Upper East Side community has since experienced a flurry of new residential, retail, and commercial developments that now have access to a dedicated subway line. Developed by Icon Realty Management, 301 East 81st Street, also known as 1562 Second Avenue, is one of many forthcoming projects in the area. Today, YIMBY has new renderings for the tower, and the updated plans now include a two-story addition compared to the original illustrations.
Full demolition permits have been filed for the four-story building at 323 East 79th Street, on the Upper East Side of Manhattan. Earlier this month, YIMBY reported on new construction filings for a 17-story residential building that will rise on-site. The 1930’s office and commercial building currently on the lot yields a gross 8,084 square feet.
Directly across the street from Bloomingdale’s, 143-155 East 60th Street, or 151 East 60th Street, was supposed to give rise to a residential supertall on the southern edge of the Upper East Side. The assemblage has seen impressive design proposals released by both Archillier Architecture and Kohn Pedersen Fox. Demolition of six low-rise buildings began in the summer of 2017, after permits were filed. However, since then, activity has come to a grinding halt, and it appears that the site is the latest casualty of New York City’s Chinese-led development bust.

The site is seven blocks north of the 72nd Street subway station, and seven blocks south of the 86th Street subway station, both serviced by the Q train. Spruce Capital Partners is listed as behind the applications. The firm is also responsible for the condo development at 151 78th Street in the same neighborhood, which features 14 full-floor units and three penthouses.
