The project will measure 7,104 square feet and its residential units should average 688 square feet apiece, indicative of rental apartments. There will be two unit across each above-grade floor. Pirooz Soltanizadeh’s Jamaica-based Royal Engineering is the applicant of record. The 25-foot-wide, 2,500-square-foot lot is vacant. Last year, the same developer renovated the three-story townhouse next door, at 165 MacDougal Street, into three apartments.

One of the buildings will measure 8,165 square feet and contain eight units, averaging 817 square feet apiece. The other building will measure 5,500 square feet and contain six units, averaging 733 square feet apiece. Both buildings will likely contain rental apartments. Pirooz Soltanizadeh’s Jamaica-based Royal Engineering is the applicant of record. The 5,000-square-foot assemblage is vacant.

Queens-based TNE Building has filed applications for two four-story, five-unit residential buildings at 125-09 and 125-11 101st Street, in Richmond Hill. The buildings will measure 4,905 square feet each. Across both, the residential units should average 743 square feet apiece, indicative of rental apartments. Jamaica-based Royal Engineering is the applicant of record. The 40-foot-wide, 3,737-square-foot lot is occupied by a single-story commercial-retail building. Demolition permits were filed in November.

The project will measure 6,450 square feet and its residential units average approximately 649 square feet apiece, indicative of rental apartments. Pirooz Soltanizadeh’s Jamaica-based Royal Engineering is the applicant of record. The 20-foot-wide, 2,000-square-foot lot is vacant. Its predecessor was a two-story townhouse, which was demolished back in 2010. The Prospect Avenue stop on the 2 and 5 trains is located four blocks away.

Brooklyn-based TNE Buildings has filed applications for two three-story, two-unit residential buildings at 2416-2418 East 15th Street, in Sheepshead Bay. They will measure 3,388 square feet each and, across both, their residential unit should average 1,270 square feet apiece. The apartments will be configured across a full floor and half of another, either above or below the full-floor level. There will also be a total of four off-street parking spaces, two of which will be housed in 250-square-foot garages. Pirooz Soltanizadeh’s Jamaica-based Royal Engineering is the applicant of record. The 5,000-square-foot plot is partially occupied by a two-story house. Demolition permits were filed in June. The Neck Road stop on the Q train is three blocks away.
