Permits have been filed for a five-story mixed use building at 51 Victory Boulevard, in the Saint George neighborhood of Staten Island. The site is seven blocks away from the Saint George Ferry Terminal, a central dock for the Island’s buses, and terminal for the Staten Island Ferry, offering service to Manhattan. Boris Natenzon, CEO of Nate’s Pharmacy, will be responsible for the development.

Five-Story, Nine-Unit Mixed-Use Building Planned at 33 Water Street, Stapleton

Staten Island-based Argentum Partners has filed applications for a five-story, nine-unit mixed-use building at 33 Water Street, in Stapleton, located along Staten Island’s North Shore. The project will measure 11,000 square feet and and feature 3,070 square feet of ground-floor retail space. Its nine apartments will be located across the second through fifth floors, averaging 883 square feet apiece. Staten Island-based thinkDESIGN Architecture is the architect of record. The 50-foot-wide, 3,131-square-foot property is occupied by a dilapidated two-story building. Demolition permits were filed in February of last year.

Developer Planning Two-Story Amusement Arcade Building at 825 Surf Avenue, Coney Island

Coney Island-based PYE Properties has filed applications for a two-story, 14,517-square-foot commercial building at 825 Surf Avenue, located on the corner of West 8th Street on Coney Island. According to the Schedule A, the 27-foot-tall building will house an amusement arcade, which will help to revitalize the disinvested and still Hurricane Sandy-damaged amusement park. Frank Martarella III’s Staten Island-based thinkDESIGN Architecture is the architect of record. The 15,369-square-foot lot has 213 feet of street frontage and is positioned right below the West 8th Street-New York Aquarium stop on the F/Q trains. PYE Properties acquired the vacant lot in 2015, according to Amusing The Zillion.


428 St. Marks Place

Four-Story, Five-Unit Condo Building In The Works At 428 St. Marks Place, St. George, Staten Island

Earlier this year, YIMBY reported on applications for a four-story, five-unit residential building at 428 St. Marks Place, in St. George on Staten Island, and now the developer is demolishing the site’s dilapidated 2.5-story wood-frame structure, DNAinfo reports. Developer Anthony Guglieri is currently taking the project through ULURP and plans to begin actual construction in 2016. The project will measure 4,675 square feet in total, and units will be condos, averaging 853 square feet each. A 410 square-foot retail unit will take up the ground floor.
