Besides a few huge residential developments in St. George and Stapleton, most new construction on Staten Island consists of one- and two-family homes. But on Monday, YIMBY noticed an unusual filing for a five-story commercial project at 21 Sylvation Terrace, in a relatively forlorn and industrial piece of the North Shore.
Staten Island-based Joseph Palermo has filed applications for two three-story, two-family houses at 153-157 David Street, in Eltingville, on Staten Island’s southern shore. Each structure will measure 2,674 square feet in total, which works out to family-sized units averaging 1,337 square feet each. Emanuel Lo Bue’s Staten Island-based Lo Bue Valenziano is the applicant of record. The existing single-story home was demolished in October.
Frank Barbarino, head of Toscana Builders Inc., has filed applications for four three-story, single-family houses at 262-268 Grimsby Street, in Midland Beach, on Staten Island’s southern shore. Each home will measure 1,180 square feet in total, and Staten Island-based Stanley Krebushevski is the architect of record. Demolition permits were recently filed to raze three existing homes at 264-268 Grimsby Street.
Earlier this year, YIMBY reported on applications for a four-story, five-unit residential building at 428 St. Marks Place, in St. George on Staten Island, and now the developer is demolishing the site’s dilapidated 2.5-story wood-frame structure, DNAinfo reports. Developer Anthony Guglieri is currently taking the project through ULURP and plans to begin actual construction in 2016. The project will measure 4,675 square feet in total, and units will be condos, averaging 853 square feet each. A 410 square-foot retail unit will take up the ground floor. Frank Martarella’s Staten Island-based Think Design Architecture is the architect of record.
John Lavelle, doing business as an anonymous LLC, has filed applications to build four single-family homes at 871-877 Elbe Avenue, in Grasmere, located on the eastern end of Staten Island. Each residence will stand two stories and measure 1,189 square feet in total. Stanley Krebushevski’s Staten Island-based SMK Architect is the applicant of record, and an existing single-family home must first be demolished. Subdivision of the lot was completed last month.
