Stagg Group, which is building several market-rate projects throughout the Bronx, is also working on a partially-affordable development in Bedford Park, a working class Bronx neighborhood home to Puerto Rican, Dominican, Ecuadorian, and Indian communities.
The Stagg Group has filed applications for a 13-story, 163-unit mixed-use building at 150 Van Cortlandt Avenue East, located on the corner of St. George Crescent in the West Bronx’s Bedford Park section. The project will encompass 149,580 square feet and will include 5,135 square feet of community facility space on the basement level. The first through 13th floors will contain residential units averaging 791 square feet apiece, indicative of rentals. Marin Architects is the architect of record, The Real Deal reported. The 17,907-square-foot site is occupied by a single-story commercial structure. Permits state that demolition began in October.
In October of 2015, YIMBY reported on applications for an 11-story, 116-unit residential building at 3084 Webster Avenue, in Norwood, located six blocks from the Norwood – 205th Street stop on the D train. The Department of Buildings disapproved the applications last November and the developer, Stagg Group, has now filed applications for a slightly larger project with Midtown-based Marin Architects, a different architecture firm than before. The latest plans call for an 11-story, 118-unit mixed-use building which would encompass 133,845 square feet in total, roughly 20,000 square feet larger than the previous filing. There will be 4,325 square feet of retail space and 3,185 square feet of community facility space on the ground floor. The apartments above should average a family-sized 1,008 square feet apiece, and 20 percent of them will rent at below-market rates. A two-story warehouse in the back of the site assemblage must first be demolished.
The Stagg Group has become one of the Bronx’s most prolific developers, with projects stretching from the East Bronx up to Riverdale. And their latest new building is now in the works at 3469 Cannon Place in Kingsbridge Heights, between the Jerome Park Reservoir and the Major Deegan Expressway.
Stagg Group has filed applications for a 13-story, 61-unit affordable housing development at 2051 Ryer Avenue, in Tremont. The structure will measure 44,860 square feet, and each rental-sized unit will measure an average 735 square feet. Mohammad Badaly’s Badaly Architects is the architect of record, and the existing 3,350 square-foot, two-unit apartment building must first be demolished.
