Two-Story, 74-Bed Co-Ed Community Residential Facility Filed at 118-36 Merrick Boulevard, St. Albans

Roslyn, N.Y.-based Bama Associates has filed applications for a two-story, 74-bed co-ed community residential facility at 118-36 Merrick Boulevard, located on the corner of 119th Avenue in St. Albans, Queens. The new building will measure 9,596 square feet. It’s unknown what exactly the facility will be used for, but indications are that it will be some form of shelter, temporary housing, or recovery program. There will be administrative offices, meeting rooms, group rooms, medical offices, and a lobby on the ground floor, followed by bedrooms and lounges on the second floor. The cellar will contain a pharmacy, a dining room, classrooms, a recreation room, and addition offices. H2M Architects + Engineers is the architect of record. An existing single-story commercial building must first be demolished.

190-21 Dormans Road

Four Three-Story, Two-Family Houses Coming to 190-21 Dormans Road, St. Albans, Queens

Property owner Itamar Bruhim, doing business as an anonymous Floral Park, N.Y.-based LLC, has filed applications for four three-story, two-family houses at 190-21 – 190-27 Dormans Road, located on the corner of Farmers Boulevard in St. Albans, Queens. The new buildings will measure between 2,387 square feet and 3,019 square feet. Each apartment will have one to two floors of living space, averaging a family-sized 1,058 square feet apiece across all four houses. There will be a total of two off-street parking spaces. Barry J. Bank’s Kew Gardens-based engineering firm is the applicant of record. The 7,575-square-foot corner property is currently occupied by a two-and-a-half-story house, in use as a medical office. Demolition permits were filed in April.

Property owner Jashimi Rassel, doing business as an anonymous Jamaica Estate-based company, has filed applications for a single-story, 7,447-square-foot commercial-retail building at 122-06 Merrick Boulevard, in St. Albans, Queens. It will contain retail stores. There will also be 10 off-street parking spaces. Cherico King’s Long Island City-based architectural firm is the architect of record. The 12,906-square-foot property, at the corner of Merrick and Baisley boulevards, is currently occupied by a small auto repair shop. Demolition permits haven’t been filed.

Saeed Bloorian, doing business as Jamaica-based Inwood Home, has filed applications for two two-story, two-family houses at 193-20 120th Avenue and 120-10 194th Street, in St. Albans. The house fronting 120th Avenue, also located on the corner of 194th Street, will measure 3,498 square feet. There will be one unit per floor along with two off-street parking spots. The house fronting 194th Street, located behind the first house, will measure a slightly smaller 3,375 square feet. It will boast the same configurations as the first and will also come with two off-street parking spots. Barry J. Bank’s Kew Gardens-based consulting engineering firm is the applicant of record. The assemblage measures 7,500 square feet in total. An existing dilapidated house must first be demolished.

Mike Humphrey, doing business as a White Plains-based LLC, has filed applications for a four-story, 69,990 square-foot storage facility at 134-31 Merrick Boulevard, in St. Albans, located on the southeastern end of Queens. The commercial building will probably be self-storage and includes accessory office space and six loading berths. The prolific industrial architect Butz Wilber, based in Virginia, is the applicant of record. The site is currently home to an automobile business that recycles wrecked cars, and multiple warehouse structures must first be demolished.
