Four-Story, Four-Unit Residential Project Planned At 1027 Nelson Avenue, Highbridge

Property owner Mario Del Brun has filed applications for a four-story, four-unit residential building at 1027 Nelson Avenue, in Highbridge, located six blocks from the 4 train’s stop at 161st Street/Yankee Stadium. The building will rise on a small, 19-foot-wide vacant lot and will measure just 3,083 square feet, which translates into average units of 771 square feet each. Bakhtiar Sahmloo’s Kew Gardens-based Tabriz Design Group is the applicant of record.

Just as Chetrit Group and Somerset Partners threw a rather unfortunate party under the Third Avenue Bridge in Mott Haven to promote their two market-rate highrises in the South Bronx neighborhood, a smaller developer filed plans for a five-story mixed-use building a few blocks away at 2490 Third Avenue.

The southeastern Bronx neighborhood of Hunts Point is physically isolated, transit-starved, and sees very little new construction. So when a building owner there files plans to expand a single-story storefront into a four-story residential building, it’s noteworthy.

Great Neck-based Shelter Rock Builders has filed applications for a three-story, three-unit residential building at 1067 Teller Avenue, in Concourse Village, four blocks from the Melrose Metro North station, or nine blocks from 167th Street stop on the B and D trains. The townhouse-style building will measure just 3,271 square feet, and full-floor units will average 1,090 square feet apiece. Queens-based Gerald Caliendo is the architect of record, and site’s former three-story building was demolished in 2001 by the HPD.

Most of the new buildings under construction in Melrose, at the heart of the South Bronx, are large and heavily subsidized. The city is already developing two sprawling affordable complexes in the neighborhood, La Central and Melrose Commons. But every once in a while, a developer manages to finance a small market-rate building like 411 East 151st Street, and YIMBY has the first look at the future seven-story development.

Property owner Yair Bohadana has filed applications for a four-story, eight-unit residential building at 1173 Tinton Avenue, in Morrisania, six blocks north of the Prospect Avenue stop on the 2 and 5 trains. The building will measure 5,324 square feet, which means units will average a rental-sized 665 square feet apiece. Queens-based Gerald Caliendo is the architect of record, and the site’s two-story predecessor was demolished in 2001.

Four-Story, Two-Unit Mixed-Use Project In The Works At 352 Willis Avenue, Mott Haven

Avi Baranes has filed applications for a four-story, two-unit mixed-use building at 352 Willis Avenue, in Mott Haven, six blocks from the 6 train’s stop at 3rd Avenue – 138th Street. The building will measure just 4,223 square feet, and will include 1,425 square feet of retail space on the ground floor. Above, full-floor residential units will average 1,400 square feet, indicative of condos, which would be big news for this part of the Bronx. Long Island-based Shahriar Afshari is the architect of record, and the corner lot comes vacant.

Development is on fire in the Mott Haven section of the South Bronx, but yesterday’s filings brought the largest ground-up project the neighborhood has seen in decades. Williamsburg-based builder Cheskel Schwimmer filed new building applications for a 25-story residential development at 198 East 135th Street, next the Major Deegan Expressway, the Park Avenue Bridge, and the Third Avenue Bridge.
