Developers Close on Acquisition of 19 East Houston Street, Site of Approved Six-Story Commercial Project, SoHo

Back in October of 2014, developers of the planned six-story, multi-use commercial building at 19 East Houston Street, in SoHo, met with city and community officials and agreed to limit the project’s retail space to under 10,000 square feet, as well as widen the sidewalk. That was after the City Planning Commission already approved the proposal with more retail in August of 2014. Last week, Madison Capital and Vornado Realty Trust closed on the purchase of the triangular, 6,174-square-foot development site for $25.8 million from the New York City Economic Development Corporation (NYCEDC), the Wall Street Journal reports. The latest building permits indicate a 98-foot-tall, 41,267-square-foot building is planned. The commercial space will be broken up between 11,500 square feet of retail space on the cellar through second levels, and 22,751 square feet of boutique office space on the third through sixth floors.

30 Thompson Street

Nine-Story, Eight-Unit Condominium Project Filed at 30 Thompson Street, SoHo

In June of 2015, news broke that a Karim Rashid-designed condominium project would be coming to 30 Thompson Street, in SoHo, and now new building applications have been filed for the project. The 18,000-square-foot project will rise nine stories, or 113 feet, above street level. It will contain a total of eight residential units, each averaging a spacious 1,741 square feet, indicative of condominiums. The ground floor and a mezzanine level will host a lobby, a small parking garage, and mechanical equipment, and the full-floor apartments will begin on the second floor. Weis Group, Mavrix Group, and Walker Ridge are the developers, while Heritage Architecture is serving as the architect of record. Completion is expected in late 2017. Demolition permits were filed in 2015 for the single-story warehouse occupying the site.

Construction Complete On 10-Story, 21-Unit Condo Building At 325 West Broadway, SoHo

In October of 2015, YIMBY brought you renderings of the 10-story, 21-unit residential building under development at 325 West Broadway, in SoHo. Now, new photos from our friend Tectonic show that construction on the property is done. Dubbed XOCO 325, the 55,962-square-foot structure’s condominium units range from 1,055-square-foot one-bedrooms to 2,658-square-foot four-bedrooms. Amenities include a 24-hour concierge, a fitness center, private residential storage, bicycle storage, and a rooftop terrace. DDG is both the developer and design architect, although Thomas O’Hara’s HTO Architect is the architect of record. Occupancy has already begun. The property is located within the SoHo-Cast Iron Historic District.
