One Vanderbilt Officially Opens in Midtown East

Yesterday morning SL Green, Hines, and National Pension Service of Korea held a ribbon cutting ceremony to mark the official opening of One Vanderbilt, a $1.4 billion, 77-story supertall in Midtown East. Transit officials, labor leaders, building tenants, and Mayor de Blasio attended the milestone celebration in the new pedestrian plaza, called One Vanderbilt Avenue, directly below the eastern side of the Kohn Pedersen Fox-designed skyscraper, which received a Temporary Certificate of Occupancy on September 11.

One Vanderbilt’s Spire Reinstalled Atop Midtown East

Last week, the top half of One Vanderbilt‘s 100-foot-tall architectural spire was finally replaced at the pinnacle of the 77-story Midtown East supertall. The spire was first put in place when the 1,401-foot-tall skyscraper topped out on September 18, 2019, but was disassembled in mid-December to make it easier for the construction crane to swing about. The reinstallation marks a major construction milestone for the Kohn Pedersen Fox-designed office tower, which is getting close to completion.

185 Broadway Steadily Climbing Above Financial District

185 Broadway has been vertically progressing over the lower stretch of Broadway and the surrounding Financial District neighborhood. The 31-story mixed-use superstructure is designed by FXCollaborative and developed by SL Green, and is slated to open as a 404-foot tall, 260,000-square-foot development. The site is located next to the western entrance to the Fulton Street station and is one street away from the World Trade Center.

Permits Filed for 15 Beekman Street in Downtown Manhattan

Permits have been filed for a 27-story mixed-use building at 15 Beekman Street in Manhattan’s Financial District. Located at the intersection of Nassau Street and Beekman Street, the corner lot also known as 126-132 Nassau Street, is within walking distance of Fulton Street subway station, serviced by the 2, 3, 4, 5, A, C, J, and Z trains. SL Green Realty is listed as the owner behind the applications for the future Pace University academic center and dormitory. Pace University also has an academic property at 41 Park Row.

Demolition Permits Filed for 752 Madison Avenue on the Upper East Side

Full demolition permits have been filed for a 25,000-square-foot, four-story structure at 752-760 Madison Avenue on Manhattan’s Upper East Side. Locate at the corner of East 65th Street, the site is planned to yield a 12-story building that will house the new Giorgio Armani flagship boutique with residential units on the upper floors. SL Green Realty Corp. is listed as the owner behind the applications and partnered with Giorgio Armani Corp. for the future development.

SL Green’s 185 Broadway Now Several Floors Above Street Level in Financial District

Glass paneling is steadily enclosing the tiered crown of Kohn Pedersen Fox’s One Vanderbilt as the supertall inches closer to completion. Work is moving along steadily on Kohn Pedersen Fox’s One Vanderbilt, number three in YIMBY’s countdown of the tallest buildings under construction in the city. Developed by SL Green, the 77-story, 1,401-foot-tall commercial office skyscraper is tallest structure in Midtown East and the tallest project realized so far in the Midtown East rezoning initiative. TD Bank is signed on as the anchor tenant of the 1.75-million-square-foot property, which is due to open in August of 2020.

YIMBY Scopes Views From One Vanderbilt’s Steel Crown in Midtown East

YIMBY recently went on a hard-hat tour of Kohn Pedersen Fox’s One Vanderbilt. The topped-out 1,401-foot supertall is currently the tallest skyscraper in Midtown East and the third tallest in the city by architectural height, when measured to the tip of the 100-foot-tall spire. SL Green is the developer of the 77-story commercial office property, which is set to have a three-story indoor and outdoor observatory perched 1,020 feet above the busy Midtown streets. The crown will eventually be covered in a glass curtain wall that should most likely be lighter in appearance than the mixed terracotta and glass assembly that covers the rest of the structure.
