Demolition Underway for SOM-Designed Skyscraper at 415 Madison Avenue in Midtown East, Manhattan

Demolition is ramping up at 415 Madison Avenue, the site of a 40-story commercial skyscraper in Midtown East. Designed by Skidmore Owings & Merrill and developed by 415 Madison Avenue LLC, the 605-foot-tall tower will yield 343,100 square feet of office space as well as a 350-square-foot ground-floor retail pavilion and a 2,400-square-foot open-air public concourse. The developer sought permits through the ULURP process and will build in compliance with the East Midtown sub-district regulations, with air rights purchased from the landmarked St. Bartholomew’s Church along Park Avenue. PAL Environmental Services is the general contractor and Rudin Management is the owner of the property, which is located at the corner of Madison Avenue and East 48th Street.

Exterior work is continuing on The Walt Disney Company’s new 22-story headquarters at Four Hudson Square in Hudson Square, Manhattan. Designed by Skidmore, Owings & Merrill and developed by Silverstein Properties, the 338-foot-tall structure will yield 1.2 million square feet of office space, film and production studios, and ground-floor retail. Lendlease is the general contractor for the property, which is alternatively addressed as 137 Varick Street and occupies a full-block parcel bound by Vandam Street to the north, Spring Street to the south, Varick Street to the east, and Hudson Street to the west.

Renovation work is moving along on the lower floors of Lever House, a landmarked International Style commercial tower at 390 Park Avenue in Midtown East. Designed by Skidmore, Owings & Merrill and developed by WatermanClark, Brookfield Properties, Higgins Quasebarth & Partners, Integrated Conservation Resources, and Integrated Conservation Contracting, the $100 million project involves an overhaul of the public plaza, renovations to the main lobby, improvements to the ventilation and sustainability systems, and the addition of new amenity spaces. Pavarini McGovern is the general contractor for the property, which is located along Park Avenue between East 53rd and East 54th Streets.
