Works Begins On Phase Two Of Hunters Point South Mega-Development, Long Island City

Earlier this year, construction wrapped up on the first phase of Long Island City’s Hunters Point South mega-development, which includes two residential towers with a total of 925 affordable units, plus a 1,100-seat school and a waterfront park. The city is now moving forward to build the infrastructure needed for the project’s second phase, and Curbed reports excavation work is well underway. The second phase will include, but is not limited to, a 1,193-unit mixed-income residential building, which is to be developed by TF Cornerstone and Selfhelp Community Services. Thousands of additional residential units are also in the works, along with retail and community space. Thomas Balsley Associates, Weiss/Manfredi, and ARUP are designing the public park that will eventually line the waterfront. The park and infrastructure work is expected to be complete by 2018.

Loft-Style Apartments To Occupy Former Paragon Paint Factory In Long Island City

Back in June, YIMBY brought you news of a 28-story mixed-use tower planned for the site of the former Paragon Paint Factory at 45-40 Vernon Boulevard in the Hunters Point section of Long Island City. We know its 295 feet will shine and thanks to an interview with SHoP principal architect Gregg Pasquarelli, we know more about what will become of the factory building itself, which will connect to the new tower.

45-40 Vernon Boulevard

Reveal For Multi-Building Mixed-Use Development At 45-40 Vernon Boulevard, Long Island City

Over the summer, YIMBY reported on applications for a 28-story, 296-unit residential building with retail space at 45-40 Vernon Boulevard, in Long Island City’s Hunters Point neighborhood. Renderings surfaced last week of the ShoP-designed project, which will actually include two additional new buildings, taking the form of smaller 14- and eight-story structures. Also, the existing and dilapidated four-story Paragon factory will be redeveloped rather than razed. A zoning variance must first be obtained, and besides the Paragon factory, other warehouses will need to be demolished. Simon Baron Development and Quadrum Global are developing.
