In October of 2015, YIMBY reported on applications for a five-story, 130-unit residential building at 1873 Starr Street, in western Ridgewood, located five blocks from the Jefferson Street stop on the L train. Now, Slate Property Group has sold the development site to Valyrian Capital and MGM Property Group for $18.5 million, according to Real Estate Weekly. The new owners plan to move forward with the approved project, which measures 141,929 square feet in total and will include 5,009 square feet of ground-floor retail space along with 3,000 square feet of community facility space. The apartment units should average 650 square feet apiece, with 45 of them to be rented at below-market rates. Amenities include a gym, a roof deck, a laundry room, and a garage for 64 bikes and 65 cars. Aufgang Architects is designing the building.
The Bushwick residential boom is quickly spreading north into Ridgewood, and today YIMBY has a look at a small project under construction just over the border between Brooklyn and Queens, at 1728 Himrod Street.
Chicago-based self-storage company LSC Development has filed applications for a four-story, 108,200-square-foot self-storage facility at 976 Cypress Avenue, in southern Ridgewood, located about two blocks from the Halsey Street stop on the L train. The planned structure will replace a single-story warehouse structure on the corner of Centre Street. The facility will have an accessory office space and will feature two loading berths. Long Island-based Frank Relf is the architect of record. Demolition permits were filed in January to remove the existing warehouse building.
Brooklyn-based Bawabeh Brothers has filed applications for a five-story, 11-unit mixed-use building at 1732 Hancock Street, in southern Ridgewood, located seven blocks south of the Seneca Avenue stop on the M train. The entire structure will measure 24,825 square feet in total, 12,596 square feet of which will be for a dialysis center located on the ground and second stories. On the rest of the second floor and on the upper levels, there will be a total of 11 residential units averaging 931 square feet apiece. Rego Park-based Diego Aguilera Architects is the applicant of record. The 8,009 square-foot lot is currently being used for parking.
Boaz Gilad’s Brookland Capital is building small rental and condo projects from Williamsburg to Flatbush, and yesterday they ventured just over the Bushwick border to Ridgewood. Plans were filed yesterday for two identical, five-story apartment buildings at 16-61 and 16-71 Summerfield Street, three blocks from the Halsey Street stop on the L train.
