LPC to Review Proposal for an Observation Deck at the Chrysler Building

Proposals to construct a new observation deck on the upper floors of the Chrysler Building have arrived for review by the Landmarks Preservation Commission. As promised by Aby Rosen, co-founder of RFR Holding and part-owner of the Midtown East icon, these plans comprise just one phase of his vision to invigorate interior spaces of the landmark at 405 Lexington Avenue with new restaurants, a food hall, and retail spaces.

DUMBO Heights

Two-Block-Long Public Plaza Coming To DUMBO Heights’s Sand Street Corridor

Back in 2013, Kushner Companies, RFR Realty, and LIVWRK acquired, for $375 million from the Jehovah’s Witnesses, the five-building, 1.25-million square-foot commercial complex at 55 and 81 Prospect Street, 117 Adams Street, 77 Sands Street, and 175 Pearl Street. The developers have since converted the collection of mid-rise buildings into offices and retail space, dubbed DUMBO Heights. The developers are now constructing a two-block-long public plaza along Sands Street between Adams and Jay streets, according to the Wall Street Journal. The plaza will extend the 15-foot-wide sidewalk by 15 feet. It will include public artwork, seating, and planters. La Fantástica is behind the design, and the Dumbo Improvement District is associated with the project. Current office tenants in the complex including WeWork Cos., Etsy Inc., Frog Design, Alexis Bittar Inc., and retail tenants include Randolph Beer, fitness center Shadowbox, Row House, Bluestone Lane Coffee, and Dig Inn. Roughly 350,000 square feet of commercial space remains vacant, according to Real Estate Weekly.


190 Bowery

Six-Story, 36,000-Square-Foot Commercial Restoration Underway At 190 Bowery, NoLIta

In May of 2015, YIMBY reported that the Landmarks Preservation Commission approved RFR Realty’s planned commercial restoration of the landmarked Germania Bank Building, a six-story, 36,000-square-foot building at 190 Bowery, in NoLIta. Bowery Boogie now reports the restoration is well underway and crews have replaced the property’s windows. A new entrance is also being installed on the ground level and other alterations are now taking place. The building will eventually have a ground-floor retail space and the upper five floors will be leased as office space. Higgins Quasebarth & Partners and MdeAS Architects are behind the restoration design. Completion can probably be expected later this year.


100 East 53rd Street

63-Story, 94-Unit Residential Tower Tops Out At 100 East 53rd Street, Midtown East

RFR Realty’s 63-story, 94-unit luxury residential tower at 100 East 53rd Street has been rising since early last year, with in-depth renderings of it being revealed later that fall. The tower has since topped out at 711 feet above street level, according to Curbed. Units will come in one-, two-, three-, and four-bedroom configurations, and one of the two four-bedroom duplexes will be a 6,517 square-foot penthouse. The first two floors will house a food court and a restaurant, and floors three and four will host amenities. Hines and Vanke are partnered with RFR, and Foster + Partners is the design architect. William T. Georgis is designing the interiors and SLCE Architects is serving as the architect of record. Completion is expected in early 2017.
