At 88 Withers Street In Williamsburg, Former Paramount Studios Warehouse Makes Way For 12-Story Residential Project

Another block in central Williamsburg is shedding its commercial past as a warehouse at 88-92 Withers Street is torn down. It is slated to be replaced by a 12-story residential building, developed by Caro Enterprises and JHG Holdings. The 12,500-square foot corner lot sits across from the small park at the Badame Sessa Memorial Square, sandwiched onto a small triangular block by the side of the elevated Brooklyn-Queens Expressway. The cleared lot, situated within a residential-manufacturing M1-2/R6 zoning district, measures 125 feet along Withers Street to the north and 100 feet on Leonard Street to the east.

City Tech spent nearly a decade trying to redevelop the Klitgord Building in Downtown Brooklyn before the school broke ground on a new eight-story academic center in 2013. Now construction is chugging along at 285 Jay Street, and YIMBY reader Tectonic took some shots of the progress last week.

New Two-Story Commercial Building Filed At 131-01 39th Avenue, Within Flushing West Rezoning Area

In 2014, King’s USA Group acquired the two-story, 100,000-square-foot commercial building – dubbed Assi Plaza and located at 131-01 39th Avenue, in Downtown Flushing – for $54.6 million. Now, the developer is filing applications for a new two-story, 165,337-square-foot building with 58,349 square feet of commercial space, a storage component, and staging areas for transporting goods. Perkins Eastman would design the 51-foot-tall structure, but the new filings come just before the area could get rezoned. Last fall, YIMBY brought you the latest details on the Flushing West Rezoning and the site in question, located between College Point Boulevard and Flushing Creek, is at the center of the proposal’s special waterfront district. In other words, the site could eventually accommodate mixed-use buildings of up to 10 or 14 stories. Plans for the site are probably not set in stone, and the rezoning’s public review process is expected to kick off this spring. Permits to demolish the existing commercial building were filed in February.

Reveal For 32-Story Turkish Consulate-General Building At 821 United Nations Plaza, Midtown East

The Republic of Turkey is moving forward with a new consulate-general building, dubbed the Turkevi Center, at 821 United Nations Plaza, located on the corner of East 46th Street in Midtown East. Curbed NY has renderings of the Perkins Eastman-designed 32-story, 200,000-square-foot mixed-use complex, which will contain office space and residential units. The residential units are being built to accommodate staff and visitors, and the facility will have passport and visa offices. Amenities will include conference rooms, a prayer room, a gym, an auditorium, and an underground parking garage. The new building would replace Turkey’s existing 12-story facility as well as the vacant lot at 344 East 46th Street. Neither new building applications nor demolition permits have yet been filed.

44-Story, 448-Unit Residential Tower Rises To 35th Floor At 33 Park Avenue, Jersey City

In February of 2015, YIMBY revealed renderings of the two-tower, 900-unit residential development at 33 Park Avenue, in eastern Jersey City’s Liberty Harbor section. A few months after our post, Fisher Development broke ground on the first tower of the project, which includes a 44-story, 448-unit building with retail space in its base. Now, photos by Tectonic reveal that the structure is roughly 35 stories above street level and rising. Curtain wall installation has also begun on the four-story base podium. The other tower will also eventually stand 44 stories but will contain 452 residential units. Retail space in both components will total roughly 15,000 square feet. The apartment towers are being designed by Perkins Eastman and completion of the first tower is expected in 2017.

Reveal For 26-story, 90,000-Square-Foot Office Building At 106 West 56th Street, Midtown

Earlier this week, news broke that Savanna and Hong Kong-based Atom Assets were planning a 26-story, 90,000 square-foot office building at 106 West 56th Street, in Midtown, and now Real Estate Weekly has a rendering of the project. As reported earlier, the new building will feature boutique office space geared towards smaller business tenants. The Perkins Eastman-designed project will feature multiple terraced setbacks and floor plates of varying sizes, ranging from 5,000 square feet on the lower levels to 2,000 square feet towards the top. The developers received an acquisition loan from United Overseas Bank to purchase the existing nine-story office building. Demolition will begin in early 2017 and completion is expected in 2019.

26-Story, 90,000 Square-Foot Office Building Planned At 106 West 56th Street, Midtown

Savanna and Hong Kong-based Atom Assets have acquired the nine-story, 36,000 square-foot building at 106 West 56th Street, in Midtown between Sixth and Seventh avenues, for an undisclosed amount. Crain’s reports the developers are planning to build a 26-story, 90,000 square-foot boutique office building. Zoning allows for the project to have up to 75,315 square feet of commercial space, and the building’s office floors will range from 5,000 to 2,000 square feet each. Perkins Eastman will be responsible for the design. The property’s current tenant has a year to vacate from the site, although demolition permits were already filed this past January to raze the building. Completion is tentatively expected in 2019.

WeWork rolled out its big plans for a 16-story office building in the Brooklyn Navy Yard last summer. Now a smaller developer hopes to build a three-story office and retail project at 256 Flushing Avenue in Wallabout, across the street from the yard.

Two-Towered, 707-Unit Mixed-Use Project At 60 South Broadway Approved, White Plains

Back in August of 2015, the two-towered, 707-unit mixed-use development proposed at 60 South Broadway, in White Plains (in Westchester County), was making its way through the approval process. After nearly three years since the project was made public, the White Plains Common Council has unanimously approved the 858,000 square-foot project, Westfair reports. Two 24-story residential towers will sit atop a common 93,840 square-foot commercial base featuring retail and restaurant space. The residential units above will be rental apartments, 43 of which will be rented at affordable rates. There will also be roughly 30,000 square feet of outdoor public space. Finally, a four-story, 1,000-car parking garage will be built entirely underground. Westchester Pavilion, the largely vacant single-story retail complex, must first be demolished. Perkins Eastman is designing, and Urstadt Biddle Properties Inc. and a branch of Miami-based Lennar Corporation are the developers.
