Construction is nearing the halfway mark on TSX Broadway, a 46-story hotel at 1568 Broadway in the heart of Times Square. Designed by PBDW Architects, Mancini Duffy, and Perkins Eastman and developed by L&L Holding Company, Maefield Development, and Fortress Investment Group, the 470-foot-tall structure will yield 550,000 square feet at the corner of Seventh Avenue and West 47th Street. The project involved the nearly full demolition of the former DoubleTree Suites by Hilton and the full restoration and 30-foot lifting of Kirchoff & Rose’s 1,700-seat, 108-year-old Palace Theater. Pavarini McGovern is in charge of construction for the property, which will feature ten floors of retail space and is slated to cost around $2.5 billion with a capacity to serve 15 million annual visitors.
Permits have been filed for a 17-story mixed-use building with affordable housing at 320 West Fordham Road in University Heights, The Bronx. Located on the Harlem River waterfront near the Major Deegan Expressway, the lot is within walking distance of the 207th Street subway station, serviced by the 1 train and the University Heights Metro-North station on the Hudson Line. Brad Zackson of Dynamic Star LLC is listed as the owner behind the applications for one phase of the Fordham Landing mega-development.
Façade work is continuing to progress on The Fifth Avenue Hotel at 250 Fifth Avenue in NoMad. Designed by Perkins Eastman, PBDW Architects, and Martin Brudnizki Design Studio and developed by Flaneur Hospitality, the project involves the construction of a 230-foot-tall, 24-story reinforced concrete tower and the renovation and hotel conversion of a 116-year-old McKim, Mead & White-designed building. CNY Group is the general contractor for the project, which is being built at the corner of Fifth Avenue and West 28th Street.

Designed by PBDW Architects, Mancini Duffy, and Perkins Eastman and developed by L&L Holding Company, Maefield Development, and Fortress Investment Group, the Midtown, Manhattan project required the partial demolition of the DoubleTree Suites by Hilton while preserving a portion of the original steel-framed podium that’s being repurposed, refurbished, and incorporated into the 21st century overhaul. The end result will be a new 550,000-square-foot tower that will include Kirchoff & Rose’s 108-year-old Palace Theater, which is being renovated and raised 30 feet to make way for ground-floor retail space. The site is located at the corner of Seventh Avenue and West 47th Street, to the east of the red TKTS stairs, and is slated to cost $2.5 billion.
