Pacific Park’s 23-Story, 303-Affordable-Unit Mixed-Use Building Tops Out at 38 Sixth Avenue, Prospect Heights

The 23-story, 303-unit mixed-use building under development at 38 Sixth Avenue, at the corner of Dean Street in Prospect Heights, has topped out. Three months ago, the structure was merely two stories above street level. It now encompasses 341,595 square feet. It will host 8,700 square feet of retail space and medical offices on the ground floor, followed by 303 affordable residential units. All of the rental apartments will rent at below-market rates through the housing lottery. Amenities include a 73-car underground garage, space for a whopping 400 bikes, private residential storage space, a fitness center with a yoga room, a children’s playroom, and a terrace on the 16th floor. Greenland Forest City Partners, comprising of Greenland USA (the US branch of Shanghai-based Greenland Group) and Forest City Ratner Companies, is the developer. The duo are heading the 17-building Pacific Park mixed-use mega-development, of which 38 Sixth Avenue is a part. SHoP Architects is behind the design. Completion can probably be expected later this year or in early 2017.

Façade Installation Underway at Pacific Park’s 17-Story, 278-Unit Condo Building, 550 Vanderbilt Avenue, Prospect Heights

In December of 2015, YIMBY reported on the topping out of the 17-story, 278-unit residential building underway at 550 Vanderbilt Avenue, in Prospect Heights. Now, the structure, which is one of 17 buildings within the Pacific Park mega-development, is having its façade and windows installed, Brownstoner reports. The structure encompasses 359,625 square feet. It includes a 4,731-square-foot ground-floor retail component, and its residential units, which are condominiums, should average 1,173 square feet apiece. The units will come in studio to four-bedroom configurations. Amenities include a library, a lounge with outdoor terraces, a private dining room, a fitness center, a children’s playroom, a landscaped roof deck, an interior communal garden, and an underground parking garage. A partnership between Forest City Ratner Companies and Greenland USA are developing, while COOKFOX Architects is designing. Completion is expected later this year.

Pacific Park’s 32-Story, 363-Unit Mixed-Income Apartment Tower Tops Out at 461 Dean Street, Prospect Heights

In February, the 32-story, 363-unit mixed-use modular tower under development at 461 Dean Street, in Prospect Heights, had reached its 25th story. Now, the 348,269-square-foot building has finally topped out, with the last modular unit installed earlier this week, Curbed NY reported. The project was the first of 15 towers to begin constructed as part of the Pacific Park mega-development. There will be 32,678 square feet of commercial space split between retail on the ground floor and storage space for the Barclays Center on floors two through six. The rental apartments should average 660 square feet apiece, and 181 of them will rent at below-market rates through the housing lottery. Amenities include a bike storage room, private residential storage, laundry facilities, a fitness center, an entertainment room/lounge, a children’s play room, and a common outdoor terrace on the 20th floor. Forest City Ratner Companies (a branch of Forest City Realty Trust) is developing, with SHoP Architects behind the design. Completion is expected this fall.

23-Story, 303-Unit Affordable Residential Tower Rises at 38 Sixth Avenue, Prospect Heights

Last month, YIMBY revealed new renderings of the 23-story, 303-unit mixed-use building planned at 38 Sixth Avenue, in Prospect Heights, located within the 15-building Pacific Park mega-development. Curbed NY now has an update on the entire project, but more specifically photos revealing that this portion of Pacific Park is finally rising. The structure is currently two stories above street level. It will eventually encompass 341,595 square feet and will feature 8,700 square feet of retail space and medical offices on the ground floor. The rental apartments, averaging 957 square feet apiece, will all rent at below market-rates. There will be a mix of studios, one-, two-, and three-bedroom apartments. A partnership between Forest City Ratner and Greenland USA is developing, and SHoP Architects is behind the design. Completion is expected in late 2017.
