Long Island City’s First Office Towers Of The Decade, “JACX,” Near Halfway Mark

Construction has been slow-moving this year for the JACX development in Long Island City, Queens. Two 26-story towers are rising at 28-07 Jackson Avenue and 28-10 Queens Plaza South, and the pair will yield new office space marketed toward the technology sector. Images for the site reveal construction has risen as high as the twelfth floor, an increase of eight floors since January. Tishman Speyer and Qatari Diar are responsible for the development.

Excavation Wraps for Foster + Partners’ 50 Hudson Yards as Foundation Work Begins

Excavation at 50 Hudson Yards is nearing completion, and thanks to an aerial by Archartdescon, we can see that foundation work has also now commenced. Construction is advancing with incredible speed, and most of the site has been cleared since YIMBY’s last report in November. The pace isn’t too surprising when one considers the several excavators operating simultaneously. Related Companies is responsible for the Hudson Yards development.

Commercial + Industrial “Creative Hub” Tops Out at 25 Kent Avenue, Williamsburg

A major commercial project has officially topped-out at 25 Kent Avenue, Williamsburg, Brooklyn. The building will bring a phenomenal amount of office space to the area, along with room for retail and production facilities. Rubenstein Partners and Heritage Equity Partners are developing the full-block eight-story structure.

30 Hudson Yards’ Observation Deck and Parapet Nearly Complete

Construction of Hudson Yards phase one is wrapping up, and its impact on the city’s skyline is already very substantial. The tallest of the bunch, 30 Hudson Yards, is just a couple dozen feet from its parapet. More significantly, the protruding observation deck is also nearly complete. Related Companies and Oxford Properties Group are responsible for the development.

The Brooklyn Navy Yard’s Dock 72 Nears Completion

Major progress has been made for Dock 72, a 16-story commercial office building rising in the Brooklyn Navy Yard. Incredibly, it is the first ground-up office building to rise in Brooklyn since MetroTech in the 1980’s. The development is a joint venture with Rudin Management and Boston Properties, with WeWork co-developing and handling amenities. WeWork will occupy nearly a third of the building.

Permits Filed for 1333 Broadway, Bushwick, Brooklyn

Permits have been filed for a six-story commercial building at 1333 Broadway in Bushwick, Brooklyn. The site is a block and a half away from the Gates Avenue subway station, serviced by the J, M and Z trains. Jeremey Markowitz is listed as responsible for the development.

Redesigned 827-831 Broadway Blocked Again By LPC, Union Square

The Landmarks Preservation Commission has refused a proposed addition to 827-831 Broadway for the second time, obliging its designers DXA Studio to reimagine their approach once more. The plan would add offices, retail, and community space inside and above two Italianate structures built between 1866 and 1867. The source of the controversy is the addition of four floors on top of the historic buildings. Samson Klugman of Quality Capital and Leo Tsimmer of Caerus Group purchased the pair in 2015 for $60 million. They initially filed permits for a 300-foot-tall commercial tower, but that was stopped when the LPC granted the extant structures landmark status.

New images have been shared for the redesigned lobby in 1407 Broadway, a 512-foot-tall Mid-Century skyscraper designed by Ely Jacques Kahn in Midtown, Manhattan. Lightstone Group sold the building to Shorenstein Properties in April of 2015. Tenants are largely from the fashion, technology, advertising, media, and information industries, and Fogarty Finger is behind the revamp.

Kaufman Astoria Studios’ 100,000 Square Foot Expansion Revealed, Queens

Kaufman Astoria Studios first opened in 1921, and has long been a centerpiece of New York City’s media industry. The Astoria-based complex is no longer relying on its historical footprint, having recently become the first studio in the Five Boroughs to gain a backlot for filming. A backlot is a space containing permanent exterior sets. The latest addition to the campus will be a newly built four-story office building at 34-11 36^th Street, Queens, that will include two new stages, which YIMBY can now reveal. The studio’s Astoria on Stage LLC is behind the applications.

Studio Gang’s “Solar Carve Tower” Tops Out at 40 Tenth Avenue, Meatpacking District

The blocks surrounding Manhattan’s High Line have seen a plethora of developments boasting unique experimental architectural designs. The creativity has been pervasive and consistent. The latest icon to top-off is 40 Tenth Avenue, an expressive office building formerly known as the “Solar Carve” tower. Aurora Capital is responsible for the Meatpacking District development.
