Construction Wraps on 19-Story, 190-Key SLS Hotel Conversion at 444 Park Avenue South, Midtown South

Construction appears to be nearly done on the 19-story redevelopment project underway at 444 Park Avenue South, located on the corner of East 30th Street in Midtown South. The construction progress can be seen thanks to photos snapped by Tectonic. The former 13-story office building has been expanded by six stories and redeveloped into a 190-key SLS Hotel. It contains 86,973 square feet of commercial space, which means the hotel suites should average 458 square feet apiece. Hotel amenities include a restaurant on the ground floor, a fitness center, meeting rooms, and an outdoor lounge on the 14th floor. Moin Development and SBE are the developers. Nobutaka Ashihara’s Financial District-based architecture firm is behind the design. Opening is expected next spring.


215 Pearl Street

39-Story, 320-Key Marriott Hotel Rises Above Street Level at 215 Pearl Street, Financial District

Construction is now three stories above street level at 215 Pearl Street, located on the corner of Platt Street in the heart of the Financial District, where a 39-story, 320-key hotel is planned. The construction progress can be seen thanks to photos posted to the YIMBY Forums by user rbrome. The hotel — which YIMBY first reported on in September of 2012 — will be a Courtyard & Residence Inn by Marriott. The latest building permits indicate it will encompass 165,655 square feet and stand 396 feet in height. The hotel rooms will be located on the fifth through 37th floors, while retail space will occupy some of the ground floor. Guest amenities include bike storage, a restaurant, meeting rooms, a fitness center, and a roof garden on the 38th floor. Lam Group is the developer and Nobutaka Ashihara Architect is the architect of record. Completion is expected in the summer of 2017.


310 West 40th Street

42-Story, 287-Key Hotel Close to Topping Out at 310 West 40th Street, Garment District

The 42-story, 287-key hotel under development at 310 West 40th Street, in the Garment District section of Midtown, now appears to be a few concrete pours away from topping out. The construction progress can be seen in photos posted to the YIMBY Forums by user JC_Heights. The latest building permits indicate the completed tower will measure 117,280 square feet and stand 420 feet in height (although the bulkhead will bring the tower’s pinnacle to 472 feet). The hotel rooms should average 310 square feet apiece and guest amenities will include a fitness center, meeting rooms, a lounge/bar/terrace on the ground floor, and a restaurant & bar across the 40th and 41st floors. Helm Management Inc. is the developer and Nobutaka Ashihara’s Financial District-based firm is the architect. Completion can probably be expected by the end of the year.


At Long Last, EŌS at 855 Sixth Avenue is Nearing Completion

After nearly a decade of anticipation, false starts and design changes, 855 6th Avenue is nearing completion. The 479-foot-tall tower has finally taken its place on the burgeoning Midtown South skyline, and upon completion it will fill the missing link between Herald Square to the north and the hybrid Chelsea/NoMad district to the south. The Durst Organization is developing the 41 story mixed-use project, which consists of significant residential, retail, and office components.
