Last week, sources told The Real Deal that developer Sioni Group was planning a 15-story office building at 44 West 37th Street in the Garment District. Now, those plans have materialized at the Department of Buildings.

Back in May of 2015, YIMBY reported on applications filed for 36 four-story, two-family townhouses spanning 11-05 – 11-21 46th Avenue, 11-06 – 11-16 45th Road, and 45-27 – 45-41 11th Street, located in the Hunters Point section of Long Island City. Now, an on-site rendering part of the project has been spotted by The Court Square Blog, which can also report demolition of the 50,003-square-foot site’s former single-story warehouses is finished.
Long Island City’s mixed-use zoning has produced high rises filled with apartments and office space, as well as plenty of smaller residential buildings with ground-floor commercial space, but now the industrial neighborhood might get its first crop of new townhouses in half a century. Plans were filed on Friday for 12 two-family townhouses at 45-35 11th Street, a couple blocks from the Court Square subway stop.
