51-Story, 761-Foot-Tall Office Tower 55 Hudson Yards Rises to 17 Floors

Construction is now 17 floors above street level on the 51-story, 1,269,852-square-foot office tower under development at 55 Hudson Yards, located on Eleventh Avenue between West 34th and 35th streets in the Hudson Yards district. Progress, including façade installation, can be seen thanks to photos posted to the YIMBY Forums. The latest building permits indicate the tower’s curtain wall will rise 761 feet above street level, with the top of the bulkhead rising 18 feet higher.

A nearly century-old garage in the West Village could almost double in size, but the Landmarks Preservation Commission first needs to approve it. Before that can happen, the proposed expansion of 771 Washington Street will need to be refined, the commission said last Tuesday.

Multi-Building, 600-Unit Mixed-Use Project Proposed at 200 Hamilton Avenue, White Plains

Post Chester, N.Y.-based Street-Works Development is proposing a multi-building, 895,000-square-foot mixed-use project at 200 Hamilton Avenue, in downtown White Plains, in Westchester County. The project would include 600 residential units across 500,000 square feet of space, with 10 percent, or 60 units, designated as affordable. There would also be 95,000 square feet of retail, two public green spaces, and a 720-car parking garage, Westfair reported. The city’s Common Council must approve the project, which requires a zoning change. The site, bound by Baker and Hamilton avenues, Cottage Place, and Dr. Martin Luther King Jr. Boulevard, is occupied by the two-story White Plains Mall, a multi-tenant commercial-retail property.

Four Three-Story Mixed-Use Buildings With 10 Apartments Coming to 109-03 34th Avenue, North Corona

An anonymous Flushing-based incorporation has filed applications for four three-story buildings at 109-03 34th Avenue and 33-39 through 33-43 109th Street, in North Corona. Two of the buildings will each contain three residential units, while the other two will contain medical offices on their ground floors, followed by two apartments each. Across all four buildings, the residential units should average 777 square feet apiece, indicative of rentals. There will be a total 1,015 square feet of medical space. Chang Hwa Tan’s Flushing-based architecture firm is the architect of record. The 6,439-square-foot corner lot is currently occupied by a two-story house. Demolition permits were filed in October.

A year ago, the Daten Group paid $24 million for eight properties on Fourth Avenue between 16th Street and the Prospect Expressway in South Slope. Now we have a look at the 11-story condo building headed for the site at 581 Fourth Avenue.

245-Unit Residential Conversion Planned for 12-Story, 350,000-Square-Foot Office Building, 440 Hamilton Avenue, White Plains

Long Island-based American Equity Partners is preparing to file applications to convert the 12-story, 350,000-square-foot office building at 440 Hamilton Avenue, located on the corner of North Broadway in downtown White Plains, into 245 rental apartments. Twenty-five of the units, roughly 10 percent of the total, will be designated as affordable. The project includes a redesigned façade and the addition of a 13th-floor penthouse, Westfair reported. A ground-floor retail unit is also planned, and it’s possible up to two floors of office space could remain, depending on demand. White Plains-based Papp Architects is designing the conversion. The project will go before the city’s Zoning Board of Appeals.

Three Four-Story, Two-Family Townhouses Coming to 211-35 23rd Avenue, Bayside

Forest Hills-based Cord Meyer Development has filed applications for three four-story, two-family residential buildings at 18-62 through 18-66 Bay Lane, in the Bay Terrace section of Bayside, Queens. The collection of townhouses will be built somewhere on the block that’s occupied by Bell Apartments, a five-building, 310-unit co-op complex at 211-35 23rd Avenue. Each of the new townhouses will measure between 3,962 square feet and 4,778 square feet. Across all three, the individual units should average a spacious 2,167 square feet apiece. There will also be two parking spaces in the basement of each unit. Anthony Morali’s Midtown West-based architecture firm is the architect of record.

Developers File to Convert Eight-Story Industrial Building at 47 Hall Street Into Office Space, Clinton Hill

RXR Realty and Westbrook Partners have filed applications to convert the eight-story, 665,901-square-foot industrial complex at 47 Hall Street, located on the corner of Park Avenue in northern Clinton Hill, into office space. Sections of the basement and first floors will contain retail space, a restaurant, office amenities, and a 31-car parking garage. Office space will fill other parts of the first floor, as well as the entirety of the second through eighth floors. A ninth-floor penthouse expansion is also indicated. In total, the complex will contain 528,301 square feet of commercial space, The Real Deal reported. Marvel Architects is serving as the architect of record.

Twin Two-Story, Two-Family Houses Planned at 28 Clawson Street, Grant City, Staten Island

An anonymous Staten Island-based LLC has filed applications for two two-story, two-family houses at 28-34 Clawson Street, in Grant City, on Staten Island’s East Shore. The buildings will measure 4,054 square feet each. Across both, the residential units should average 1,338 square feet apiece. James V. Morri’s Staten Island-based architecture firm is the architect of record. The 100-foot-wide, 10,000-square-foot assemblage is occupied by two single-story homes. Demolition permits were filed in October.

The 24-Story NOMA Tower Grows at 50 West 30th Street
