Property owner Robert Elassad has filed applications for a two-building, three-unit residential development spanning 332-334 Davis Avenue, in West New Brighton, on Staten Island’s North Shore. A two-story, two-unit building is planned at No. 332, while a two-story, single-family home is slated for No. 334; residential units will average 1,340 square feet. Calvanico Associates is the applicant of record, and an demolition applications were filed for an existing two-story structure earlier this month.

Five-Story Townhouse At 184 East 64th Street To Be Expanded To Six Stories, Five Residences

Property owner Michael D’Alessio, of Michael Paul Enterprises, has filed applications to horizontally and vertically expand (by one story) the five-story building at 184 East 64th Street on the Upper East Side. The planned six-story structure will have five residential units spread across 10,740 square feet of space, for an average unit of 2,150 square feet. The existing building is currently fit for three units, and Vail Associates is the applicant of record.


120 Skillman Street

Eight-Family Mixed-Use Project Filed At 120 Skillman Street, Bed-Stuy

Property owner Lipa Rubin, of Hess Management, has filed applications for a five-story, eight-unit mixed-use building at 120 Skillman Street, in the northwestern corner of Bedford-Stuyvesant. The building will measure 8,085 square feet, and a commercial portion will span 1,490 square feet on the ground floor. There will be two units per floor, measuring an average 825 square feet. Boaz Golani’s BMG Design Build is designing, and an existing two-story home was filed for demolition in April.

Filings Up For Five-Story, Four-Unit Condo Building At 78 Freeman Street, Greenpoint

In early June, YIMBY revealed renderings of Investmates’ planned five-story, four-condo-unit residential building at 78 Freeman Street, in northern Greenpoint, two blocks in from the East River. Now applications have been filed, and the building will measure 4,959 square feet, just shy of the 5,000 square-foot figure we reported a few weeks ago. International Office of Architects is designing, while Murat Multu Architect is serving as the applicant of record. An existing two-story, two-unit townhouse must first be demolished.


22-12 Jackson Avenue

11-Story, 186-Unit Building Planned At 22-12 Jackson Avenue, Long Island City

Adam America and MSD Partners have acquired the development site at 22-12 Jackson Avenue, in Long Island City — a few blocks south of Court Square stations serviced by the 7, E, M, and G trains — for $43.5 million. According to Crain’s Business, the developers plan to construct an 11-story, 186-unit mixed-use building measuring 210,000 square feet. A 5,000 square-foot retail portion is planned for the ground floor, and both ODA and Issac & Stern are designing. A small single-story structure must first be removed.
