Though original plans called for a renovation and addition atop the existing 17-story occupant, full demolition permits were issued for the structure in January 2021. MRP Realty is the owner and Titan Industrial SVC Corp. is the demolition contractor for the property, which is located at the corner of Park Avenue and East 54th Street.

Number 30 on our year-end countdown of the tallest projects underway in the city is the Virgin Hotel New York City, a 38-story hotel tower at 1227 Broadway in NoMad. Designed by Stantec and developed by Lam Group, the 476-foot-tall structure yields 460 boutique guest rooms managed by Sir Richard Branson of Virgin Group. Flintlock Construction Systems was the general contractor for the property, which is located along Broadway between West 29th and West 30th Streets.

Kicking off our annual end-of-year countdown of the 31 tallest projects underway in New York is 255 East 77th Street, a forthcoming 36-story residential tower on Manhattan’s Upper East Side. Designed by Hill West Architects and developed by Naftali Group, the 475-foot-tall structure will yield 170,481 square feet with 55 units, as well as 3,861 square feet of retail space, two cellar levels, and 33 enclosed parking spaces. Alba Services is the general contractor for the property, which is alternately addressed as 1481 Second Avenue and located at the corner of Second Avenue and East 77th Street.

Excavation is moving along at 15 Hanover Place, the site of a 34-story residential skyscraper in Downtown Brooklyn. Designed by Fogarty Finger and developed by Lonicera Partners, for which Cushman & Wakefield arranged $134 million in construction financing from Santander and City National Bank, the 463-foot-tall structure will span 70,734 square feet and yield 314 apartments with 95 reserved for affordable housing, as well as 9,000 square feet of ground-floor retail space. Noble Construction Group is serving as the general contractor for the property, which was formerly addressed as 23 Hanover Place and is located at the corner of Livingston Street and Hanover Place.
