210 Pacific Street

Façade Installed At Six-Story, 10-Unit Residential Building At 210 Pacific Street, Boerum Hill

A few months ago, the six-story, 10-unit Passive House residential building under construction at 210 Pacific Street, in Boerum Hill, was beginning to get its façade installed, and now the structure is fully clad in brass tiles. Brownstoner has the latest photos of the structure, which measures 28,718 square feet in total. All of the building’s windows have been put in place and exterior construction has largely been completed. SBLM Architects is behind the design and NAVA Companies is the developer. As previously reported, the residential units should average a spacious 2,020 square feet apiece, and amenities listed on the Schedule A include a gym and eight parking spaces in the cellar, recreational space on the ground floor, and rooftop terraces. Occupancy is expected within the next few months.


810 East 165th Street

Four-Story, Six-Unit Residential Building Planned At 810 East 165th Street, Morrisania

Long Island-based Gurpreet Kaur, head of PSM 5 Holdings Co., has filed applications for a four-story, six-unit residential building at 810 East 165th Street, in Morrisania, located three blocks north of the Prospect Avenue stop on the 2 and 5 trains. The structure will encompass 5,688 square feet and its residential units will average 749 square feet apiece, indicative of rental apartments. The first two floors will host two apartments each, one of which will be a studio apartment, and the upper two floors will contain two duplex units. Pirooz Soltanizadeh’s Jamaica-based Royal Engineering is the applicant of record. The 25-foot-wide lot, on the corner of Union Avenue, has long been vacant.


25 Legion Street

Five-Story, Seven-Unit Mixed-Use Building Filed At 25 Legion Street, Brownsville

Property owner Moisey Suleymanov, doing business as Queens-based M&C Organization Inc., has filed applications for a five-story, seven-unit mixed-use building at 25 Legion Street, in Brownsville, located seven blocks from the Sutter Avenue – Rutland Road stop on the 3 train. The new building will encompass 12,000 square feet and will include 3,212 square feet of commercial-retail space on the ground floor. There will be two units per floor on floors two through four and a single unit on the top level. The apartment units should average a family-sized 1,017 square feet apiece and the project will be topped by a roof deck. Brooklyn-based Dmytro Chornobryvets is the architect of record. An existing two-story brick rowhouse must first be demolished.


3080 Broadway

Savanna Plans Residential Tower At 3080 Broadway as Seminary Plans Expansion, Morningside Heights

Last month, Savanna paid $96 million for air rights and a piece of the Jewish Theological Seminary at 3080 Broadway, in Morningside Heights between West 122nd and 123rd streets. The developer has since secured $34.6 million to finance the acquisition, Commercial Observer reports. The Seminary will use the funds to renovate its campus, to build a performing arts center, and to build a new dormitory with an expansive library. Tod Williams Billie Tsien Architects will be designing the Seminary’s half of the project. As for Savanna’s piece of the project, a low-rise piece of the Seminary on West 122nd Street will be demolished and replaced by a 250,000-square-foot residential tower, to be designed by Beyer Blinder Belle. No targeted completion dates have been disclosed.


Two Gotham Center

Tishman Speyer Planning Two Office Towers At 28-10 Queens Plaza South, Long Island City

Tishman Speyer is now working to develop two more office towers on the same block as Two Gotham Center, the 22-story office building the developer built in 2011 at 42-09 28th Street, in Long Island City’s Queens Plaza section. According to The Real Deal, one of the buildings, dubbed One Gotham Center, will be a 29-story, 583,000-square-foot property with 20,000 square feet of retail space. It will include 200 parking spaces. Last year, WeWork signed a lease for 200,000 square feet of space in it. The second building, dubbed Three Gotham Center, will be a 30-story, 515,000-square-foot property with 11,000 square feet of retail space. WeWork has already leased 258,000 square feet of space in Three Gotham Center, according to EB-5 documents. The developer hopes to accumulate $145 million in financing from the EB-5 program. A targeted completion date has not given.
