Foundation Work Underway For Provost Square’s 28-Story, 505-Unit Mixed-Use Tower, Jersey City

Foundation work is now underway on phase two of Provost Square, a two-towered mixed-use development half-way complete in downtown Jersey City. The first phase of the project, The Morgan at Provost Square, at 160 Morgan Street, opened for occupancy in late 2015. It rises 38 stories and contains 420 residential units, as well as 13,020 square feet of retail. The second phase will consist of a 28-story tower with 505 residential units and retail space. Two-Building, 119-Unit Residential Redevelopment Planned At 163 Bloomfield Avenue, Verona, New Jersey

A joint venture between Carlstadt, N.J.-based Russo Development and Woodbridge, N.J.-based Dinallo Construction is planning to convert the four-story industrial building at 163 Bloomfield Avenue, in Verona, N.J., in Essex County, into a 51-unit residential building. Plans also include the construction of a ground-up, five-story, 68-unit residential building next door.

Five-Story, 60-Unit Mixed-Use Building Proposed At 678 Grand Street, Jersey City

Jersey City-based Myneni & Sons has proposed a five-story, 60-unit mixed-use building at the vacant, wedge-shaped property at 678-690 Grand Street, located between Westervelt and Ivy places in Jersey City’s Bergen-Lafayette section. The project would include ground-floor commercial-retail space.

Four-Story, Three-Unit Mixed-Use Building Approved For 415 1/2 Monmouth Street, Jersey City

The Jersey City Planning Board has recently approved plans for a four-story, three-unit mixed-use building at 415 1/2 Monmouth Street, located in a section of Jersey City called The Village. The project will feature commercial-retail space on the ground floor, followed by three full-floor condominium units on the floors above.

216-Unit Redevelopment Proposed For Abandoned 25-Story Building At 440 Elizabeth Avenue, Newark

The Ishay Group is proposing to redevelop the long-vacant, 25-story, 246,600-square-foot Carmel Towers building at 440 Elizabeth Avenue, also known as 203-221 Meeker Avenue, in Newark’s South Ward. The dilapidated tower would contain 216 residential units ranging from one- to three-bedrooms, Jersey Digs reported. Amenities would include a lounge, entertainment room, pool, fitness center, roof deck, and community garden. Mancini Duffy Architecture is behind the renovation’s design. The project must first be approved by the Newark Central Planning Board, which is scheduled to hold a meeting on October 24.

Nine-Story, 99-Unit Mixed-Use Building Approved For 136 Summit Avenue, Jersey City

The Jersey City Planning Board recently approved plans for a nine-story, 99-unit mixed-use building at 136 Summit Avenue, located on the corner of Fairmount Avenue in Jersey City’s McGinley Square section. The project will include 2,240 square feet of retail space and a 75-car parking garage. Monticello Equities is the developer and Kushner Studios is behind the architecture. The site is currently occupied by a three-story medical building. A construction timeline has not been disclosed, Jersey Digs reported.

Construction has topped out on the three-story, 80,000-square-foot medical facility at 497 Broadway, located between West 23rd and 24th streets in Bayonne, N.J. Officially dubbed RWJBarnabas Health at Bayonne, it will feature an emergency department, pharmacy, pediatric center, and a women’s health center, among other uses.

15-Story, 255-Unit Mixed-Use Building Rises To Sixth Floor At 207 Van Vorst Street, Jersey City

Construction is now six stories above street level on the first of two 15-story, mixed-use buildings under development at 207 Van Vorst Street, in Jersey City’s Paulus Hook section. Work, presumably excavation, has also begun on the second building. Fields Development Group is the developer and Marchetto Higgins Stieve Architects is behind the design.

Four-Story, 64-Unit Mixed-Use Affordable Project Beaks Ground At 455 Ocean Avenue, Jersey City

A groundbreaking ceremony was recently held for the four-story, 64-unit mixed-use building planned at 455 Ocean Avenue, located on the corner of Dwight Street, in Jersey City’s Greenville section. The project, dubbed Dr. Lane Frances Edwards Apartments, will boast ground-floor commercial retail space and a mix of supportive and affordable rental apartments. There will be five units set aside for homeless veterans, while the other 59, comprised of one-, two- and three-bedrooms, will rent at below-market rates to families of a limited income, the Jersey Journal reported. The Jersey City Redevelopment Agency (JCRA) is the developer and Kitchen & Associates is behind the design.
