Four-Story, 13-Unit Mixed-Use Redevelopment Proposed at 402 Central Avenue, Jersey City

Union City, N.J.-based RJS Central has proposed to redevelop the two-story mixed-use building at 402 Central Avenue, located in The Heights section of Jersey City, into a four-story, 14-unit mixed-use structure. The existing ground-floor retail space, currently vacant, would be retained and receive a renovation of its own, Jersey Digs reported. The single apartment on the second floor would be joined by 13 additional apartments, presumably across the second through fourth floors. The city’s Zoning Board of Adjustment must approve the plans. A construction timeline has not been released.


515 32nd Street

Four-Story, 32-Unit Mixed-Use Building Approved at 515 32nd Street, Union City, N.J.

In late October, the Union City planning board approved plans for a four-story, 32-unit mixed-use building at 511-519 32nd Street, located in central Union City, in Hudson County, New Jersey. The project will feature four ground-floor commercial-retail units, in addition to 35 off-street parking spaces. Crest Point Development, which acquired the site a year ago for $1.425 million, is the developer, Jersey Digs reported. The 21,500-square-foot property is currently occupied by a small, single-story bank. A construction timeline has not been revealed.


500 Palisades Avenue

Demolition Ongoing for Six-Story, 27-Unit Mixed-Use Project Planned at 500 Palisades Avenue, Jersey City

Hoboken-based Urban Square Properties is moving forward with demolition work to make way for a six-story, 27-unit mixed-use building at 500 Palisades Avenue, located on the corner of Bowers Street in The Heights section of Jersey City. The project will include 2,834 square feet of ground-floor commercial space, as well as a gallery.  There will also be a 14-car parking garage, Jersey Digs reported. Lee Levine Architects is behind the design. The project was approved in May by the city’s Zoning Board. Urban Square then purchased the property, previously owned by CLG Properties, for roughly $1.9 million during the summer. A targeted completion date has not been revealed.


High Tech High School

Three-Story, 340,000-Square-Foot High Tech High School Rises in Secaucus, N.J.

Steel is rising into place on the three-story, 340,000-square-foot High Tech High School under construction at the end of Paul Amico Way, located in Laurel Hill Park, in southern Secaucus, New Jersey. The new vocational school will boast four academies, including performing arts, applied sciences, culinary arts, and architecture and engineering, the Jersey Journal reported. There will also be a cafeteria, a 350-seat theater, and a parking garage, according to Real Estate Weekly. The Hudson County Improvement Authority and the Hudson County Schools of Technology are the developers. DMR Architects is the design architect, while RSC Architects is serving as the executive architect. Opening is expected in September of 2018.

Five-Story, 44-Unit Residential Project Approved at 6122 Hudson Avenue, West New York, N.J.

Hackensack, N.J.-based SMLI Development is planning a five-story, 44-unit residential building at 6122 Hudson Avenue, located on the corner of 62nd Street in West New York in Hudson County, New Jersey. The project will include exclusively one-bedrooms, Jersey Digs reported, as well as a 46-car parking garage. The town’s Zoning Board of Adjustment approved the project back in October. The corner site is occupied by a three-story commercial building, which will presumably be demolished. A construction timeline has not been disclosed.
