Four-Story, 10,115-Square-Foot Medical Office Building Coming to 1210 Sheepshead Bay Road, Sheepshead Bay

Queens-based Rayham Realty has filed applications for a four-story, 10,115-square-foot medical office building at 1210 Sheepshead Bay Road, in Sheepshead Bay. The medical office space will be located across the cellar through fourth floors. A 14-car parking garage will be located on parts of the cellar and ground levels. Brooklyn-based Mozer Architect Design is the architect of record. The 5,369-square-foot assemblage is occupied by a pair of single-family houses. Demolition permits for the two houses were filed in December and January, respectively.

Two Three-Story, Two-Unit Residential Buildings Coming to 224 78th Street, Bay Ridge

Brooklyn-based IMS Development has filed applications for two three-story, two-family residential buildings at 224-230 78th Street, in Bay Ridge, located three blocks from the 77th Street stop on the R train. Each will measure 4,050 square feet, and the apartments should average a spacious 1,405 square feet apiece. In each structure, one apartment will be located on the ground floor, while the second will span the second and third levels. There will also be a total of four off-street parking spots. Sergey Mozer’s Brooklyn-based Mozer Architect Design is the architect of record. The 60-foot-wide plot was occupied by a three-story house until April.

2926 Brighton 5th Street

Four-Story, Two-Family Residential Building Planned at 2926 Brighton 5th Street, Brighton Beach

Brooklyn-based property owner Arthur Oganov, doing business as High Dynamic Construction Inc., has filed applications for a four-story, two-unit residential building at 2926 Brighton 5th Street, in Brighton Beach, located two blocks from the Brighton Beach stop on the B and Q trains. The structure will measure 4,536 square feet and the apartments should average 1,717.5 square feet apiece. One apartment will be located on the second floor and part of the third, while the other will take up the remainder of the third and the fourth. They will be topped by a roof terrace, which will be exclusive to the upper unit. The ground floor will contain a two-car garage. Sergey Mozer’s Brooklyn-based Mozer Architect Design is the architect of record. Demolition permits have been filed to raze the 1,600-square-foot site’s single-story house.
