Property owner Ali Saleh, doing business as an anonymous Brooklyn-based LLC, has filed applications for a six-story, 10-unit mixed-use building at 921 Eagle Avenue, in Morrisania, located five blocks from Metro-North Railroad’s Melrose station. The structure will measure 9,813 square feet and will feature a 1,785-square-foot community facility on the ground floor. The residential units, which will begin on the second floor, should average 803 square feet apiece. Amenities include laundry facilities, private residential storage, and a 600-square-foot rooftop terrace. Ling Li’s Flushing-based Li Architect Associates is the architect of record. The 25-foot-wide, 2,500-square-foot lot is currently vacant.

Four-Story, 10-Unit Residential Project Planned at 792 East 169th Street, Morrisania

Aghogho Emenike, doing business as an anonymous Bronx-based LLC, has filed applications for a four-story, 10-unit residential building at 792 East 169th Street, in Morrisania, located seven blocks from the Freeman Street stop on the 2/5 trains. The structure will encompass 12,500 square feet, and its residential units should average 1,000 square feet apiece, which means condominiums are likely in the works. East Harlem-based Anthony Somefun is the applicant of record. The 40-foot-wide, 5,094-square-foot plot is currently occupied by a three-story residential structure. Demolition permits have not yet been filed.



3458 Third Avenue

Six-Story, 47,000-Square-Foot School Planned at 3458 Third Avenue, Morrisania

Kiumarz Geula, doing business as an anonymous LLC, originally filed applications for a six-story, 46,954-square-foot school building at 3458 Third Avenue, in Morrisania, back in December of 2012. Now, the same plans are being revived under William Leung’s Financial District-based Array Architecture Studio, which replaced Westchester County-based SWL Architect. The new building’s ground floor will host a lobby and administrative offices. There will be classrooms located on the second through fifth floors, a cafeteria on the second, and a gymnasium on the sixth. There aren’t any details concerning who would be attending the school, although the city’s School Construction Authority appears not to be involved, which means it could be private.


810 East 165th Street

Four-Story, Six-Unit Residential Building Planned At 810 East 165th Street, Morrisania

Long Island-based Gurpreet Kaur, head of PSM 5 Holdings Co., has filed applications for a four-story, six-unit residential building at 810 East 165th Street, in Morrisania, located three blocks north of the Prospect Avenue stop on the 2 and 5 trains. The structure will encompass 5,688 square feet and its residential units will average 749 square feet apiece, indicative of rental apartments. The first two floors will host two apartments each, one of which will be a studio apartment, and the upper two floors will contain two duplex units. Pirooz Soltanizadeh’s Jamaica-based Royal Engineering is the applicant of record. The 25-foot-wide lot, on the corner of Union Avenue, has long been vacant.
