Former Six-Story Factory At 109 South 5th Street To Be Converted Into Office Space, Williamsburg

Meadow Partners has filed applications to convert the former six-story, 65,000-square-foot factory at 109 South 5th Street, in western Williamsburg, into an office building. According to The Real Deal, there will be 60,700 square feet of commercial space. The interior of the structure will be gut-renovated and eventually marketed to small office tenants in the technology and media sectors. The old factory, called the Artisan and once used to manufacture garments, was picked up for $42 million last September. Robert Stephenson’s Great Neck-based MLDS Architects is the architect of record.


42-14 Crescent Street

13-Story, 48-Unit Residential Building Tops Out At 42-14 Crescent Street, Long Island City

Excavation began in mid 2015, and in early December, YIMBY reported that construction on the 13-story, 48-unit residential building at 42-14 Crescent Street, in Long Island City, reached street level. The structure has now topped out, The Court Square Blog reports. The building will total 44,061 square feet and its residential units, which begin on the second floor, will average 816 square feet apiece. The ground floor will contain 740 square feet of retail space. Façade installation has not yet begun, but completion is anticipated sometime later this year. Meadow Partners is developing the project and John Fotiadis Architect is designing it.



570 Fulton Street

Slate, Meadow Partners Acquire Development Site at 570 Fulton Street, Fort Greene

Over a year ago, the three-story office building at 570 Fulton Street, in Fort Greene, hit the market as a development site, and now Slate Property Group, Meadow Partners and a third unknown developer have acquired the property for $23 million. The site has 72,000 square feet of development rights, or 86,000 square feet with the inclusionary housing bonus, and condominiums are likely planned. The developers are also working on a 16-story, 126-unit mixed-use building at 1 Flatbush Avenue, located adjacent to 570 Fulton.

Demolition Update: 1 Flatbush Avenue, Downtown Brooklyn

The squat two-story commercial building that once filled the corner of Flatbush Avenue and Fulton Street has been completely demolished. Back in April, the Post reported that Slate Property Group and and Meadow Partners closed on the purchase of the site at 1 Flatbush Avenue for a record-breaking $59 million, and it looks like work is moving right along.
