Six-Story, Five-Unit Mixed-Use Building Filed At 193 Henry Street, Lower East Side

Property owner Daniel Wise, doing business as an anonymous LLC, has filed applications for a six-story, five-unit mixed-use building at 193 Henry Street, on the Lower East Side, located two blocks from the East Broadway stop on the F train. The development will encompass 8,610 square feet and would replace a dilapidated four-story, 25-foot-wide townhouse, for which demolition permits were recently filed. There will be 1,355 square feet of ground-floor retail space and a small 384-square-foot medical office in the cellar. The full-floor residential units begin on the second floor and will average a specious 1,374 square feet apiece, indicative of condos. The structure will be topped by a rooftop terrace and recreation space. Think Architecture and Design is the architect of record.

Seven-Story, 37-Unit Residential Building Rises At 50 Clinton Street, Lower East Side

In December of 2015, foundation work was underway at the planned seven-story, 37-unit residential building at 50 Clinton Street, on the Lower East Side. Now, Bowery Boogie reports the structure is two stories above street level. Once complete, the project will encompass 43,002 square feet and will have 1,836 square feet of ground-floor retail space. The residential units, which are condominiums, will average 1,023 square feet apiece and Paris Forino is designing the interiors. Only six units remain up for grabs. Amenities will include, but are not limited to, a 24-hour doorman, bike storage, residential storage, a fitness center, and a rooftop recreation space. Issac & Stern Architects is behind the project design and DHA Capital is the developer. Completion is expected by the end of this year.

Seven- And Six-Story Mixed-Use Projects Wrap Up Construction At 324-328 Grand Street, Lower East Side

Back in the summer of 2013, construction restarted on the long-stalled seven-story, 20-unit mixed-use project at 324 Grand Street, on the Lower East Side, and now Bowery Boogie reports the building is finally nearing completion. It measures 38,808 square feet in total and includes 3,718 square feet of ground-floor retail space. The apartments above should average 685 square feet apiece, indicative of rentals. James Cheng’s Flushing-based Urban Architectural Design is the architect of record, and George Lee, doing business as an anonymous Flushing-based LLC, is the developer. Construction has also since wrapped up on the six-story, five-unit mixed-use building at 328 Grand Street. That building measures 10,935 square feet and includes 1,269 square feet of ground-floor retail. The full-floor units above will be condos and average 1,084 square feet each. CTM Properties developed the property and Lam & Lam Engineering is the architect of record. Occupancy for both projects is probable over the next few months.

Former Allen Street Bathroom Facility Could Be Converted To Food Concession, Lower East Side

The city is expecting to launch a Request for Proposals (RFP) this March to redevelop the long-vacant Allen Street pedestrian mall (public bathroom), located at Delancey Street on the Lower East Side, into a food concession facility. The Low-Down reports the city’s Parks Department is hoping a restaurant operator will lead renovation on the single-story structure, although already $2 million has been raised for the project. Other considerations for the building include community facility space, a library, a visitor’s center, or a return to the facility’s original use of bathrooms. The Lower Manhattan Development Corp. is also invested in the project.

80-Story, 815-Unit Condominium Tower Rises Above Street Level At 252 South Street, Lower East Side

In October, complete renderings were revealed of Extell Development’s 80-story, 815-unit condominium tower at 252 South Street, in the Two Bridges section of the Lower East Side. At the time, foundation work was the main focus, but now the core of the tower is beginning to rise and is above street level, Bowery Boogie reports. The project is dubbed One Manhattan Square and being designed by Adam Associates. It will include 90,000 square feet of amenity space in total and a separate 13-story, 205-unit affordable residential building. There will also be roughly 20,000 square feet of retail space. Completion is expected in 2019.

Construction Wraps On Seven-Story, 41-Unit Hotel Project At 88 Allen Street, Lower East Side

In the beginning of January 2015, YIMBY reported on applications for a seven-story, 41-key hotel at 88 Allen Street, on the Lower East Side, and now construction on the project is wrapping up. Bowery Boogie reports scaffolding has recently been removed from the structure, and it appears façade installation is nearing the finish line. The new building encompasses 20,200 square feet and hotel rooms should average 321 square feet apiece. There will also be an open rooftop bar on the seventh floor. Sun Sun Property Investment is the developer and AMA Architect is the architect of record. Opening can probably be expected in the next few months.

Four-Story Church At 126 Forsyth Street Seeking Partner For New Mixed-Use Building, Lower East Side

The Spanish Delancey Seventh Day Adventist Church, located at the four-story building at 126 Forsyth Street, on the corner of Delancey Street on the Lower East Side, is looking for a development partner that would demolish the existing structure for a new building. The 5,000 square-foot lot could accommodate a new mixed-use building of up to 32,500 square feet, where a maximum of 27,000 square feet could be used as residential space. The lot is subject to a 120-foot height cap, according to Curbed NY. The church is requiring the first three floors of the new building to be designed, owned, and operated by the church as a house of worship, although zoning allows for retail space to be built as well. It should be noted that the rest of the building could potentially end up being a hotel or office space if a developer chooses against building residential units.

Seven-Story, 45-Unit Mixed-Use Redevelopment Filed At 150 Rivington Street, Lower East Side

Last December, Cogswell Realty filed exploratory plans for a mixed-use redevelopment of the former Streit’s Matzo Factory, spanning 148-154 Rivington Street on the Lower East Side. The brick buildings will be partially demolished down to the first floor, according to permits with the Department of Buildings. Bowery Boogie spotted additional filings that call for six floors to be built atop the single-story structure that would be left behind after demolition. There will be 45 residential units in total and retail space is expected to measure 10,219 square feet on the ground and cellar floors. The structure would be topped by a open roof terrace. GLUCK+ is the architect of record and likely designing the redevelopment.

NYU Langone Medical Center Closes Deal At Essex Crossing Location, Lower East Side

Now that construction is getting underway on two buildings within the Essex Crossing mega-development on the Lower East Side, Site 6, located at 175 Delancey Street, will probably be the next to get started. Planned is a 14-story, 100-unit mixed-use building that will measure 177,950 square feet. New York University’s Langone Medical Center announced last summer it would be taking space in the new building, and The Lo-Down now reports a 15-year lease deal has been finalized for 55,000 square feet across three floors. The four-story podium will also contain 6,000 square feet of retail space. In addition, a 13,000 square-foot senior center will take up the fourth floor and will include a coffee shop called Think Grand Cafe. There will be 24,000 square feet of space for an education facility, although a tenant has not been selected. The base will be topped by a 4,000 square-foot outdoor garden and a 100-unit apartment tower. The residential units above will be rented exclusively to seniors.

19-Story, 300-Key CitizenM Hotel Rises At 185 Bowery, Lower East Side

Early last year, an on-site rendering was posted of Rinaldi Group’s planned 19-story, 300-key CitizenM hotel at 185 Bowery, located near the corner of Delancey Street on the Lower East Side. Today, the construction is moving forward following a period of no activity, according to Bowery Boogie. Rebar can be seen poking up above the construction fence and crews are likely pouring concrete for the ground and below-grade levels. Once complete, the 99,433 square-foot building will feature hotel rooms averaging roughly 250 square feet apiece, a ground-floor café, and a rooftop terrace/bar. A 3,383 square-foot public plaza will front Bowery, and Stephen B. Jacobs Group is the architect of record. Completion is expected in late 2016.
