First Look At 10-Story, 57-Unit Residential Development At 305 West 128th Street, Harlem

This past January, YIMBY reported on applications for a 10-story, 57-unit residential development at 305 West 128th Street, in central Harlem, located on a block-through plot with West 129th Street at the other side. Now, Harlem+Bespoke has an image of an on-site rendering depicting the site’s southern 10-story component. On the 129th Street side, there will be an eight-story building, and together, the entire project will encompass 68,103 square feet. As reported earlier, the apartments should average 931 square feet apiece, which means rentals or condos may be in the works. Fane Organization is the developer and Kutnicki Bernstein Architects is behind the design. The 10,000-square-foot site is currently vacant, though a construction timeline has not been disclosed.


245 West 14th Street

12-Story, 27-Unit Mixed-Use Building Completed At 245 West 14th Street, Chelsea

YIMBY last brought you a construction update on the 12-story, 27-unit mixed-use building at 245 West 14th Street, in southern Chelsea, in October of 2014, when the structure was just about to top out. Now, Tectonic has new photos of the building, dubbed Village Green West, which show that work is practically complete and scaffolding has been removed. The 47,129-square-foot structure features 3,802 square feet of ground-floor retail space, and its condominium units should average a spacious 1,586 square feet apiece. The units will come in one-, two-, three-, and four-bedroom configurations, and there will be four full-floor penthouses. Amenities include a gym and wellness center, a spa, a lounge, private storage space, bicycle storage space, and a rooftop terrace. Alfa Development is behind the project and Kutnicki Bernstein Architects is the design architect. Occupancy is expected imminently.

Foundation Work Underway For 12-Story, 75-Unit Mixed-Use Project At 69 East 125th Street, East Harlem

Last December, renderings surfaced of the 12-story, 75-unit mixed-use building at 69 East 125th Street, in East Harlem, and now foundation work is underway, Harlem+Bespoke reports. The project will encompass 80,619 square feet and will include 5,643 square feet of ground-floor retail space. The residential units will begin on the second floor and should average 767 square feet apiece, indicative of rental apartments. Twenty percent of the units will rent at below market-rates, and amenities will include underground parking for 15 vehicles, laundry, bike storage, residential storage, a fitness center, and rooftop recreational space. Greystone Property Development is the developer with Kutnicki Bernstein Architects designing. Completion is expected in early 2017.

One of the last large, vacant lots in central Harlem is about to become an apartment building. The property’s longtime owners, the Fane family, have filed plans to erect a 10-story residential development on the plot at 305 West 128th Street, between Frederick Douglass Boulevard and St. Nicholas Avenue.

Kutnicki Bernstein Architects is designing the rental building, which will include 5,643 square feet of ground-floor retail space. Twenty percent of the residential units will be rented at below-market rates. The site’s predecessors were demolished this past August, and completion is expected in the spring of 2017. Greystone Property Development is behind the project.
