New Design Revealed for Kushner Companies’ Two-Towered 1 Journal Square, in Jersey City

Following the successful resolution of recent litigation with Jersey City, a new design has been released for Kushner Companies’ planned two-towered high rise residential development at 1 Journal Square Plaza, in Jersey City‘s Journal Square. Also known as 1 Journal Square, construction is expected to break ground in 2021. The revised designs would add two major skyscrapers to the neighborhood’s growing skyline, both standing over 700 feet to their rooftops.

Jersey City Reaches Settlement with Kushner Companies Over 1 Journal Square Residential Complex

Jersey City Mayor Steven Fulop this week announced that all litigation between the city, Kushner Companies, and the Jersey City Redevelopment Agency has concluded. The agreement settles lawsuits brought by Kushner Companies beginning in 2018 regarding construction delays at 1 Journal Square, a forthcoming residential development in Jersey City.

Construction is also making major headway. Located in the Jersey Shore’s Long Branch community, Pier Village is being developed in collaboration with Kushner Companies, and the entire development is slated for completion in 2020.

Thanks to a YIMBY reader, we have a first look at schematics for 85 Jay Street, in DUMBO, Brooklyn. The site comprises a massive 21-story mixed-used project being developed by Kushner Companies, LIVWRK, and CIM Group. The elevation reveals a full-block development with a central courtyard and two towers rising from the southwest and northeast corners.

As Jersey City’s waterfront boom only keeps getting bigger, the action over at Journal Square has taken a backseat, especially with the completion of the first tower within Journal Squared. But with that project’s second phase now getting ready to break ground, plans for the nearby One Journal Square are also apparently gearing to move forward.

Permits Filed for 85 Jay Street, DUMBO, Brooklyn

Brooklyn’s DUMBO neighborhood has been mostly built out for several years now, but within the dense blocks to the west of the Manhattan Bridge overpass, there are still several remaining opportunities. New building applications have now been filed for the vacant lot at 85 Jay Street, which will have a total construction area of 875,505 square feet. Within that, there will be a 1,154 square-foot community facility, 60,017 square feet of commercial space, and 812,978 square feet of residential space, to be divided amongst 737 units. That would normally indicate apartments, but at an average size of over 1,100 square feet, condominiums would also seem possible. Morris Adjmi will be designing the 21-story and 250-foot-tall project, and Kushner Companies will be developing, having acquired the site alongside the Jehovah’s Witness Headquarters at 25-30 Columbia Street for $700 million last year.

New Owners Buy High-Profile Mixed-Use Development Site at 85 Jay Street, DUMBO

Kushner Companies, LIVWRK, and the CIM Group have closed on the purchase, for $345 million, of the 135,000-square-foot development site at 85 Jay Street, in DUMBO. The full-block property, currently vacant, could accommodate up to 1.1-million square feet of mixed-use development, the New York Post reported. The new owners plan to develop the site within current zoning laws. A project “with mixed uses” is planned, although plans are very preliminary. It was reported earlier that the site could host as many as 1,000 residential units. The team is in the process of hiring architects and consultants.

One Journal Square Gets New Look, Big Height Bump

Yesterday, YIMBY featured an update on Kushner Companies’ 30 Journal Square, which has transformed from a 40-something-story building into a 72-story tower. Today, we have a fresh look at One Journal Square, which has also experienced a significant height bump. What was originally supposed to host two 50-odd story buildings will instead give rise to one tower of 56 floors, and another of 79 floors.

YIMBY first brought you a look at plans for Kushner Companies’ 30 Journal Square, in Jersey City’s Journal Square neighborhood, back in March of 2014. Now, the city has approved plans for it to rise, though they will differ dramatically from what was previously posted, with Morris Adjmi Architects designing a soaring 72-story tower.
