Developers File For 18-Story, 63-Unit Mixed-Use Building At 147 East 86th Street, Upper East Side

This past summer, YIMBY revealed renderings of the planned 18-story, 63-unit mixed-use building planned at 147 East 86th Street (a.k.a 1289 Lexington Avenue), on the Upper East Side. Now its developers – Ceruzzi Properties, Kuafu Properties, and Stillman Development – have filed applications with the Department of Buildings. The new building will span 229,751 square feet in total, and the cellar through the second floors will contain 26,718 square feet of commercial space. The NY Sports Club is expected to occupy two floors in the building. The third floor will contain residential amenity space, featuring lounge spaces, a children’s playroom, and a gym. The condominium units, ranging from two- to five-bedrooms and averaging 2,800 square feet apiece, will also begin on the third floor. Hellmuth, Obata + Kassabaum (HOK) is designing and completion is expected in 2018. 660 West 42nd Street

Top 13 Floors Of 63-Story MiMa Tower To Be Converted Into 151 Condominiums

Kuafu Properties and Shanghai Construction Group’s U.S. branch have closed on the purchase of floors 51 through 63 in MiMa, the 63-story luxury rental tower located at 660 West 42nd Street, in Hell’s Kitchen, for $260.8 million. According to Commercial Observer, the developers plan to convert those floors’ 151 rental units into an equal number of condominiums under the name of 1 MiMa. The remaining 663 rental units in the building, under ownership by Related Companies and TIAA-CREF, will not be touched. Residents in 1 MiMa will have access to the tower’s 44,000 square feet of amenities and will have an exclusive entrance. A $211.6 million loan was secured for the acquisition.


143 East 60th Street

Developer Acquires Assemblage At 143 East 60th Street, Plans Residential Tower With Retail, Midtown East

Back in June, Kuafu Properties was in contract to purchase the assemblage spanning 143-161 East 60th Street, on the northern edge of Midtown East, and now the Chinese developer has closed on the acquisition, according to Commercial Observer. The site has a nearly 20,000 square-foot footprint, and roughly 280,000 square feet of development potential. Kuafu plans to build a luxury residential tower with a large retail base, although the existing six low-rise buildings must first be demolished.

Design Update on 470 Eleventh Avenue, aka Hudson Rise, Stalled Hudson Yards Mixed-Use Skyscraper

With the first of Related’s Hudson Yards towers now inching towards its pinnacle, it should come as no surprise that other developers with nearby sites are also beginning to move ahead with plans of their own. Kuafu Properties and Siras Development are building a 700-foot tall 42-story mixed-use tower at 470 Eleventh Avenue, between 37th and 38th Streets, and YIMBY has a fresh set of close-up renderings that also show some slight modifications to the “lantern-inspired” design.

Revealed: 1289 Lexington Avenue, 21-Story Upper East Side Condo Tower Designed by HOK

A few days ago, partial renderings of the new mixed-use development coming to 147-151 East 86th Street surfaced. The site abuts one of the most prominent corners of the Upper East Side in terms of pedestrian traffic, and fittingly, the existing structure will soon meet the wrecking ball for a new 21-story building with an address of 1289 Lexington Avenue, which YIMBY can now reveal.
