12 Warren Street

Construction Wrapping on 12-Story, 13-Unit Condominium Project at 12 Warren Street, TriBeCa

Back in August of 2015, YIMBY revealed renderings of the 12-story, 13-unit residential project at 12 Warren Street, in TriBeCa. Construction on the exterior of the building, which goes by 12 Warren, is wrapping up, with the façade of the structure now fully installed, Curbed NY reported. The project is technically an expansion of the site’s five-story commercial predecessor but now boasts 55,447 square feet of residential space. The residential units, which are condominiums, should average a very spacious 4,265 square feet apiece. Amenities include a fitness center, private residential storage units, a recreational room in the cellar, and an open terrace on the rooftop. DDG is both developing and designing the project, while H. Thomas O’Hara’s Midtown-based HTO Architect is serving as the architect of record. Occupancy is expected later this year.


22-44 Jackson Avenue

5 Pointz-Replacing Two-Towered, 1,115-Unit Mixed-Use Project Rises to Street Level at 22-44 Jackson Avenue, Long Island City

Back in July of 2014, YIMBY revealed renderings of the two-towered, 1,115-unit mixed-use development underway at 22-44 Jackson Avenue, located in the Court Square section of Long Island City. Following the demolition of the 5 Pointz warehouse, excavation began in August of 2015 for the new buildings, followed by foundation work in November later that year. Now, a portion of the site closest to Jackson Avenue is at street level and beginning to rise, as seen by photos via Curbed NY and The Court Square Blog. The northern and southern towers, which will be connected by a common two-story base, will rise 48 and 41 stories respectively.

180 East 88th Street

City Revokes Building Permits for 32-Story, 521-Foot-Tall Condo Tower Under Construction at 180 East 88th Street, Upper East Side

It was in September of 2015 when YIMBY last brought you news of the 32-story, 48-unit mixed-use tower under development at 180 East 88th Street, on the Upper East Side. At the time, we showed you what the view would be like from one of the upper-floor residential units. Since March, foundation work has been underway at the site, but the New York City Buildings Department recently issued a stop-work-order for the project due to a zoning controversy that allegedly allowed the developers to build a taller tower than normal, the New York Times reported. The Buildings Department says a four-foot-wide lot was created on East 88th Street to avoid streetwall and setback requirements, which allowed for the creation of a taller building. As a result, the department revoked the previously approved building permits and is requiring that DDG Partners submit new plans. The condominium tower was expected to be the tallest building above 72nd Street, at 521 feet in height. HTO Architect was the architect of record, although DDG designs their projects in-house.


411 Ninth Avenue

Seven-Story, 12-Unit Mixed-Use Building Rises to Fourth Floor at 411 Ninth Avenue, Midtown West

In July of 2015, YIMBY revealed renderings of the seven-story, 12-unit mixed-use building under development at 411 Ninth Avenue, located on the corner of West 33rd Street in Midtown West. Now, the project is under construction and currently four stories above street level, as seen in photos by our friend Tectonic. Dubbed Skylight House, the structure will encompass 21,246 square feet. It will feature 1,395 square feet of ground-floor retail space, followed by two residential units per floor beginning on the second. The units will be rental apartments and should average 920 square feet apiece. Amenities include storage space for 11 bikes and an outdoor terrace on the roof. Property owner James Papaionnou is the developer, while H. Thomas O’Hara’s Midtown-based HTO Architect is behind the design. Completion can probably be expected later this year or in early 2017.


67 Livingston Street

Office Conversion Filed for 27-Story, 45,000-Square-Foot Student Dorm at 67 Livingston Street, Brooklyn Heights

Financial District-based Glory Capital has filed applications to convert the 27-story, 92-unit dormitory at 67 Livingston Street, in Brooklyn Heights, into an office building. The 45,143-square-foot, 22-foot-wide building will host office space on the ground through 25th floors. The conversion will include amenities, specifically a fitness center on the second floor and a sky lounge on the 26th floor. The property’s square-footage will remain unchanged. The 182-student dormitory is current being used by the Art Institute of New York City, and their lease expires later this year. H. Thomas O’Hara’s Midtown South-based HTO Architect is the architect of record.
