Construction has topped out on 555 Greenwich, a 16-story commercial building in Hudson Square, Manhattan. Designed by COOKFOX Architects and developed by the joint venture Hudson Square Properties, which includes Trinity Church Wall StreetHines, and Norges Bank Investment Management, the 270,000-square-foot structure connects on nearly every floor to the adjacent 345 Hudson Street via a horizontal overbuild for a total of 715,000 square feet of leasable office space, with floor plates up to 87,000 square feet each. Tishman Construction is the contractor for the property, which is located on a rectangular plot of land bound by Greenwich Street to the west, Charlton Street to the south, and King Street to the north.

One Madison Avenue’s Vertical Expansion Set to Begin in Flatiron District, Manhattan

A construction crane is now in position and ready for vertical progress on One Madison Avenue, a 27-story office tower expansion in Manhattan’s Flatiron District. Designed by Kohn Pedersen Fox and developed by SL Green, the project involves the gut renovation of an existing eight-story building and structural addition above its roof level, bringing the structure up to 1.4 million square feet of Class A office space. The National Pension Service of Korea and Hines are also part of the development team and recently acquired $1.25 billion in construction financing for the property, which occupies a full block bound by East 23rd and 24th Streets and Madison Avenue and Park Avenue South. The project team is aiming for both WELL and LEED Gold certification.

IBM Confirmed as Anchor Tenant for One Madison Avenue in Flatiron District, Manhattan

IBM will consolidate its New York City offices and relocate to One Madison Avenue, a commercial office tower renovation and expansion currently underway in the Flatiron District. Designed by Kohn Pedersen Fox and developed by SL Green Realty Corp, the project involves the construction of a 530,000-square-foot addition atop the original eight-story building, for a total of 1.4 million square feet of Class A office space.

Designed by COOKFOX Architects and developed by the joint venture Hudson Square Properties, which includes Trinity Church Wall StreetHines, and Norges Bank Investment Management, the 270,000-square-foot structure will connect on nearly every floor with its adjacent neighbor at 345 Hudson Street via a horizontal overbuild, bringing the overall leasable space to 715,000 square feet. The project is also being designed as one of the city’s most sustainable buildings. Tishman Construction is the contractor for the building, which is rising on a plot bound by Greenwich Street to the west, Charlton Street to the south, and King Street to the north.

Designed by SLCE Architects and developed by Welltower, Inc. and Hines, the reinforced concrete structure will yield 162 residences spread across 109,315 square feet, for an average of 674 square feet apiece. The property will offer supportive programming with a focus on memory care, and half of the units will be reserved for seniors with memory and cognitive disorders. Broadway 85 LLC is the owner and Hunter Robert Construction Group is the general contractor for the project, which is located at the corner of Broadway and West 85th Street.
