202 East 23rd Street Tops Out in Kips Bay, Manhattan

Construction has topped out on 202 East 23rd Street, a 20-story residential building in Kips Bay, Manhattan. Designed by Hill West Architects and developed by SMA Equities, the 90,000-square-foot structure is being built to Passive House standards and will yield 108 units in studio to two-bedroom layouts, with 28 of the apartments designated for affordable housing. KSK Construction Group is the general contractor for the project, which is located at the corner of East 23rd Street and Third Avenue.

Permits Filed for 211 West 84th Street on the Upper West Side of Manhattan

Permits have been filed for an 18-story mixed-use tower at 211 West 84th Street on Manhattan’s Upper West Side. Located between Broadway and Amsterdam Avenue, the lot is two blocks south the 86th Street subway station, serviced by the 1 train. Naftali Group is listed as the owner behind the applications, after purchasing 207-221 West 84th Street last year for $71 million.

Demolition Complete for 45-Story Tower at 570 Fulton Street in Fort Greene, Brooklyn

Demolition is complete at 570 Fulton Street, the site of a 45-story mixed-use tower in Fort Greene, Brooklyn. Designed by Hill West Architects and developed by Davis Companies, which took over for Slate Property Group in late 2020, the 200,000-square-foot structure will yield 123 apartments above 87,000 square feet of commercial space. The property is located on a plot bound by Fulton Street to the north, Flatbush Avenue to the west, and Rockwell Place to the east.

7 West 57th Street Completes Construction on Billionaires’ Row in Midtown, Manhattan

Construction is complete on 7 West 57th Street, a 20-story residential building on Billionaires’ Row in Midtown, Manhattan. Designed by Hill West Architects and developed by The Soloviev Group, the 237-foot-tall structure yields 15 full-floor two-bedroom condominiums with marketing and sales led by Corcoran Sunshine Marketing Group. There are two model residences designed by Calvin Tsao at the property, which is located between Fifth and Sixth Avenues directly to the east of the 50-story SOM-designed 9 West 57th Street.

Anish Kapoor’s Bean Sculpture Nears Completion at 56 Leonard Street in Tribeca, Manhattan

Work is nearly complete on Anish Kapoor’s reflective “bean” sculpture at the base of 56 Leonard Street, an 831-foot-tall residential skyscraper in Tribeca. The work sits directly outside the main lobby of the tower, which was designed by Herzog & de Meuron and Hill West Architects and opened in 2017.

8 Court Square Rises Above Street Level at 27-10 44th Drive in Long Island City, Queens

Construction is rising at 8 Court Square, a 20-story residential tower at 27-10 44th Drive in Long Island City, Queens. Designed by Hill West Architects and developed by 25-34 Jackson Avenue Property Owner LLC, the 224-foot-tall structure will yield 107,377 square feet of residential space spread across 157 units, as well as 10,170 square feet for commercial space. Cauldwell Wingate Company is the general contractor for the property, which is bound by Jackson Avenue to the northwest, 44th Drive to the northeast, and Thomson Avenue to the west and south. Werwaiss & Co filed permits for the project in early March 2020.

Affordable Housing Lottery Launches for 95 Units at One Archer in Jamaica, Queens

The affordable housing lottery has launched for One Archer, a 24-story residential building at 160-05 Archer Avenue in Jamaica, Queens. Designed by Hill West Architects and developed by Shorewood Real Estate Group, the structure yields 315 residences and 131,282 square feet of ground-floor retail. Available on NYC Housing Connect are 95 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $53,143 to $167,570.

YIMBY Scopes Panoramic Views From Olympia at 30 Front Street in DUMBO, Brooklyn

YIMBY went to check out the views from Olympia, a 33-story residential building at 30 Front Street in DUMBO, Brooklyn. Designed by Hill West Architects and developed by Fortis Property Group, the 401-foot-tall sail-shaped tower will yield 76 condominiums designed by Workstead. The units will come in one- to five-plus-bedroom layouts with sales and marketing led by Fredrik Eklund and John Gomes of the Eklund Gomes Team at Douglas Elliman and Karen Heyman at Sotheby’s. Urban Atelier Group is managing the ongoing construction, Manhattan Concrete created the superstructure, and King Contacting Group is in charge of the CMU work, exterior insulation finish systems, and roofing for the project, which is bound by Front Street to the north, Washington Street to the east, and York Street to the south.

Permits Filed for 263 Prospect Avenue in Greenwood Heights, Brooklyn

Permits have been filed for a five-story mixed-use building at 263 Prospect Avenue, site of the former Grand Prospect Hall reception hall in Greenwood Heights, Brooklyn. Located between 5th and 6th Avenues, the lot is one block from of the Prospect Avenue subway station, serviced by the R train. George Rigas is listed as the owner behind the applications. The reception hall sold for $22.5 million to Gowanus Cubes, an LLC operated by Angelo Rigas.

Housing Lottery Launches for Third at Bankside, at 2401 3rd Avenue in Mott Haven, The Bronx
