Demolition Prep Underway At 20 East Houston Street, Site of NYU’s Greenwich Village Expansion

Earlier this summer, YIMBY brought you news of New York University receiving court approval for their planned 1.9 million square-foot expansion in Greenwich Village, and now plans to demolish the Jerome S. Coles Sports Center, at 20 East Houston Street, are in the works. Per DNAinfo, the facility will close sometime this upcoming fall semester, but architects Davis Brody Bond and Kieran Timberlake will conduct tests on the property immediately. Design plans for the new mixed-use academic building are expected before 2016.

15-Story Condo & Retail Project At 809 Broadway Lands Financing, Greenwich Village

IDM Capital, manager to the developer 809 Broadway Associates LLC, has received a $30 million construction loan for their 15-story, 10-unit condominium building at 809 Broadway, three blocks south of Union Square, in Greenwich Village. According to Commercial Observer, the project, an expansion of the existing five-story building, will measure 40,000 square feet, with a 5,000 square-foot retail portion spanning the ground and basement levels. ODA is designing, and completion is expected in 2017 or 2018.

Court Green Lights 1.9 Million Square-Foot NYU Expansion, Greenwich Village

New York State’s Court of Appeals has approved New York University’s planned four-building, 1.9 million square-foot expansion at their Greenwich Village campus, according to the Daily News, rejecting a bid by NIMBYs to block the school’s continued growth. The Jerome S. Coles Sports Center, at 20-40 East Houston Street (aka 181 Mercer Street), as well as the single-story retail buildings at 130 Bleecker Street and 535-555 LaGuardia Place, will be demolished. Completion of the entire expansion is expected by 2035.

Morris Adjmi-Designed Condos Planned at 34 East 13th Street

Earlier this month, developer Ranger Properties paid $22,000,000 for two buildings at the corner of University Place and East 13th Street, in the heart of the Village near Union Square. Then EV Grieve reported that longtime stalwart University Place Gourmet had shuttered, along with a Chinese laundry around the corner on 13th Street. Now plans have been filed to construct a seven-story apartment building on the site at 34 East 13th Street, and Adjmi Architects is designing.
