39-Story, 640-Unit Mixed-Use Project Rises Above Street Level at 10 Huron Street, Greenpoint

In August of 2015, YIMBY revealed new renderings of the 39-story, 640-unit mixed-use project planned at 10 Huron Street and 19 India Street (a.k.a. 145-155 West Street), in Greenpoint, located five blocks from the Greenpoint Avenue stop on the G train. Now the tower portion, at 10 Huron, is four stories above street level, while the foundation is complete where the six-story portion will go at 19 India, as seen in photos by NyConstructionPhoto. The entire complex will encompass 716,982 square feet. Across both buildings, there will be a total of 19,324 square feet of ground-floor retail space, in addition to a 3,802-square-foot medical office. The residential units should average 894 square feet apiece, of which 128 will be rented at below-market rates through the housing lottery.


92 Guernsey Street

Four-Story, Single-Family Townhouse Planned at 92 Guernsey Street, Greenpoint

Property owner Francois Depoortere has filed applications for a four-story, single-family townhouse at 92 Guernsey Street, in southern Greenpoint, located two blocks from the Nassau Avenue stop on the G train. The new 3,328-square-foot structure would rise on a 17-foot-wide, 1,667-square-foot lot, which is currently occupied by a little two-story house. The 47-foot-tall townhouse will be topped by an outdoor terrace. Timothy A. Dumbleton’s Union Square-based design and development firm, TA Dumbleton, will probably develop the project, as they’re listed as the architect of record. Demolition permits were filed in 2015 to remove the site’s existing home.



544 Manhattan Avenue Nears Exterior Completion, Greenpoint

The residential, mid-rise street wall around McCarren Park in northern Brooklyn is receiving its latest addition as the six-story apartment building at 544 Manhattan Avenue nears exterior completion. Permits indicate Nicholas Notias of Flushing-based Neptune Mechanical, LLC as the owner and the firm also serves as the construction manager. LMW Engineering Group, LLC is also involved with the project.

498 Leonard Street In South Greenpoint Nears Completion

A residential complex is nearing completion at 498 Lorimer Street on the southern edge of Greenpoint. Though it stands as a single structure, it functions as three conjoined buildings at 498, 500, and 502 Leonard, where each one is accessed via a separate entrance for its eight units. The combined 24 unit complex rises four stories high, with a penthouse level above set back from the main façade. In terms of urban context, its design makes it a transitional component between the rowhome neighborhood to the east and a new cluster of mid-rises facing McCarren Park one block west.
