Renderings Revealed for Sunset Pier 94 Studios on Hell’s Kitchen Waterfront, Manhattan

Renderings have been revealed for Sunset Pier 94 Studios, Manhattan’s first film and TV production studio, on the western edge of Hell’s Kitchen. Designed by Gensler and developed by Vornado Realty Trust in a public-private partnership with Hudson Pacific Properties, Blackstone, and the New York City Economic Development Corporation, the 266,000-square-foot structure will take shape along the Hudson River waterfront on a parcel long slated for redevelopment. Hudson Pacific Properties will manage leasing and operations and provide design oversight, and RBC and Ivanhoe Cambridge are providing $183 million in construction financing for the project, which is located directly across from DeWitt Clinton Park between West 52nd and West 54th Streets.

Redevelopment of 22 Vanderbilt by Milstein Properties Nears Completion

The massive modernization and redevelopment of Class A office building 22 Vanderbilt is nearing its completion. Owned by Milstein Properties, the 1.1 million-square-foot Midtown tower with direct underground access to Grand Central Terminal, is receiving over 275,000 square feet of hospitality-driven amenity spaces and services designed by SHoP Architects. Formerly known as 335 Madison, 22 Vanderbilt is among the most sought-after office buildings in New York City due to its direct connections to transit hubs, upgraded building system, and expansive amenity package. Since its rebranding in early 2023, over 120,000 square feet of leases have been signed, including one of Midtown’s largest new leases in 2023 with global public relations firm Joele Frank.

160 Water Street’s Residential Conversion and Expansion Progresses in Financial District, Manhattan

Work is progressing on 160 Water Street, a 29-story office-to-residential conversion and expansion in Manhattan’s Financial District. Designed by Gensler and developed by Vanbarton Group, the project involves the construction of five floors atop the parapet of the 24-story structure and the conversion of its 525,000 square feet of office space to yield 588 rental units in studio to two-bedroom layouts. The overhaul, which is being carried out with a $272.5 million loan from Brookfield Real Estate Financial Partners arranged by Cushman & Wakefield, will also include upgrades to building infrastructure, renovated lobby and common spaces, and the construction of a suite of amenity spaces. Collaborative Construction Management is the general contractor for the property, which is located at the corner of Water and Fletcher Streets.
