JEMB Secures $235 Million Construction Loan for One Willoughby Square in Downtown Brooklyn

In the heart of downtown Brooklyn, just off of Flatbush Avenue and adjacent to the City Point complex, One Willoughby Square, also known as 1WSQ or 420 Albee Square, is now on track to become the tallest Class A office tower in Brooklyn. A $235 million construction loan has now been approved and secured from Otera Capital, a Canadian real estate lending company. JEMB is the developer of the upcoming office project.

Foundation Work Takes Shape at 77 Greenwich, Financial District

Since we last checked up on the Financial District site of 77 Greenwich (aka 42 Trinity Place) last October, excavation has completely wrapped, and foundation work has begun in earnest on the imminently 40-story and 500-foot-tall tower. The project is being designed by FX Collaborative and developed by Trinity Place Holdings.

Statue of Liberty Museum’s Expansion On Track for May 2019 Opening

Construction on the new 26,000 square foot Statue of Liberty Museum, located on the western side of Liberty Island, topped off in December 2017. Already ahead of schedule, it is set to open to the public in May 2019. The $70 million project, designed by FXCollaborative and ESI Design and built by Phelps Construction Group, features a steel structural frame, a new elevated concrete foundation, and a green roof. All of this comes as part of the new design that was revealed in October 2016 by the Statue of Liberty-Ellis Island Foundation and the United States Department of the Interior.

Extraordinary NIMBY Corruption Alleged in Complaint Against Borough of Edgewater, New Jersey

Last month, YIMBY broke the story for a major site to be developed at 115 River Road, in Edgewater, New Jersey. While we initially reported the address at 615 River Road, that was incorrect; however, the developer of 615 River Road has now filed a lawsuit in Federal Court, alleging that a series of “corrupt transactions” led to the Borough’s vote to seize the property by eminent domain back in September, in a secret a bid to transfer the lot to developer Fred Daibes, who is behind 115 River Road.

New Details For 62-Story Multi-Tower Block 675 Redevelopment, Hudson Yards

Back in June, YIMBY reported on progress for the Block 675 Redevelopment, just to the southwest of Related’s Hudson Yards supertalls. The site sits on the corner of 30th Street and 11th Avenue, and there, Douglaston Development and Lalezarian Properties want to use air rights transferred from Chelsea Piers via the Special Hudson River Park District to build over 1,200 apartments. Now, we have some fresh renderings, a clearer look at Tower B, and the latest figures for the still-growing proposal, which consists of two towers being designed by FXFOWLE and Ismael Leyva Architects.

Jersey City’s First New Office Skyscraper in Decades Revealed at 136 Greene Street, aka Harborside Tower

While Jersey City’s ongoing real estate boom has been substantial and transformative, almost the entirety of the action has been devoted to the creation of new residential space, including towers like 99 Hudson Street. But a few blocks north, the city’s first new commercial office building in decades, dubbed Harborside Tower, is getting ready to rise at 136 Greene Street, and renderings have now been released.

Construction Officially Begins on Redesigned 3 Hudson Boulevard, Hudson Yards

Renderings from FXFOWLE in recent months have pictured plans for The Moinian Group’s 3 Hudson Boulevard both with and without a spire. But now, plans for the project have seen a complete redesign, and ground has officially been broken on the 53-story and 940-foot-tall tower.

Excavation Begins for FXFOWLE-Designed 77 Greenwich Street, Financial District

The future site of the FXFOWLE-designed 77 Greenwich Street, a.k.a 42 Trinity Place, has seen substantial progress since YIMBY last checked in on what will eventually become a 40-story and 500-foot tall residential building, back when permits were filed in September of 2016. Demolition of the site’s former occupants is now complete, and excavation is well underway.

Permits Filed for Office Tower at 420 Albee Square, Downtown Brooklyn

After several design iterations, it appears that work is finally set to begin on a new office tower at 420 Albee Square, in Downtown Brooklyn. What was originally expected to become the borough’s tallest residential tower saw a substantial downgrade in expectations when revised permits were filed in March of 2015, only for the shift to office to be announced in November of the same year. FXFowle is listed as the architect on the latest version, which will rise 36 floors and 495 feet to its rooftop.

The Chamberlain Rising at 269 West 87th Street, Upper West Side

YIMBY revealed initial renderings of Simon Baron Development’s 269 West 87th Street back in September of 2015, before the latest image for the project was posted back in February. Now, construction is finally making headway at the site, which is about six floors out of the ground, per the latest photos from Tectonic.
