The title of the city’s construction hotspot of the summer may go to the Long Island City block bound by 44th Drive, Jackson and Thomson avenues, and Purves Street. As recently as four years ago, only warehouses, auto shops and a handful of rowhomes graced the 1.8-acre trapezoid. In 2014, the 14-story 26-14 Jackson Avenue rose as a herald of greater things to come. The 27-story Harrison at 27-21 44th Drive topped out in June of this year, and the 27-story Watermark Court Square at 27-19 44th Drive, next door, caught up almost exactly two months later. But as those two towers still sport their ceremonial topping-out flags, they are about to be overtaken by 44-26 Purves Street. The project, developed by Brause Realty and the Gotham Organization, is rapidly approaching its final, 33-story height. Once the FXFOWLE-designed, 270-unit luxury rental reaches its topmost point, it will stand just under the 400-foot mark, becoming the sixth-tallest building on the flourishing Court Square skyline.
Construction is wrapping up on the exterior of the 51-story, 585-unit mixed-use project under development at 250 Ashland Place, in Fort Greene, Brooklyn. That’s at the corner of Fulton Street in the BAM Cultural District. The progress can be seen in photos supplied to YIMBY by photographer Tectonic.
We’ve reported a lot on Related/Oxford’s Hudson Yards mega-development and the neighboring Manhattan West, from Brookfield. There are also plenty of independent projects in the greater Hudson Yards District. One of those is the supertall office building dubbed 3 Hudson Boulevard and, despite reports of trouble, the developer, Moinian Group, assures YIMBY that it is still a go.
A new free-standing, 20,000-square-foot museum is being developed at the Statue of Liberty National Monument, located on Liberty Island in New York Harbor. The museum would replace the one currently located at the base of the statue, according to the Wall Street Journal. It would be able to accommodate 1,000 to 1,200 visitors per hour, and will include a gallery area, a theater, a bookstore, and administrative offices. FXFOWLE Architects has already been tasked to design the the museum, while ESI Design will be responsible for the interiors and exhibition space. The new building first has to be approved, and construction is estimated to take roughly two years. It would be built to the northwest of Flagpole Plaza on a vacant swath of land. Financing is being raised through the Statue of Liberty-Ellis Island Foundation. The National Park Service (NPS) maintains the property.
Back in September of 2015, YIMBY revealed a rendering of the 17-story, 39-unit residential building planned at 269 West 87th Street, on the Upper West Side. A new, close-up rendering and additional details have now been revealed in a Curbed NY update. The 115,884-square-foot building, being dubbed The Chamberlain, will house apartments ranging from two- to five-bedrooms. The residential units should average a spacious 2,574 square feet apiece, and will include townhouse and penthouse configurations. Amenities will include a central garden, a lounge, a library, a fitness center, a children’s playroom, a multi-purpose sports court, storage for 39 bikes, and an underground parking garage. Quadrum Global and Simon Baron Development are the developers, and have a 99-year lease on the site. FXFOWLE Architects is behind the design. Demolition permits were filed back in 2015 for existing three- and seven-story parking garages, but the structures have not yet been razed.
